You moaned in OP because you made a nice job of redecorating for the tenants moving in.
I can understand some frustration if they only stayed 3 months, even though it's part of the risk of renting really.
But really get a grip. You've had 6 years of good tenants paying regularly. I'm not surprised a family with a dog has inflicted a fair bit in 6 years. And kids from even the very best upbringing have the odd slips and do naughty things growing up.0 -

My little sister has two terribly hyperactive boys and where ever she lives the walls get stained, they rub biscuits into the carpet etc etc. This is just a fact of life for most people with children, despite the holier than thou mothers here that say their kids would never do such a thing

The property i live in now, owned by my father, was let to a tenant who dirtied the carpet, stained the walls, still got his deposit back though because it's a fact of life that most carpets will be dirty within a year of them being laid. Walls can be painted... the place is a palace now and i spent less than 400 quid sorting it out.
The op should count himself lucky in the grand scheme of things. We get all too many enquiries from land lords who've had their properties gutted by their eastern european tenants. We seldom work for land lords though, they generally don't have two 50 pences to rub together or are just complete tight !!!!!! who think the lord bit means no one else should make a profit other than them
A dirty carpet and stains on the walls should be the least of your worries op and you should give them all of their deposit back.0 -
Congratulations Martin on you're first landlord experience.
Sounds like you have done a reasonable job and made a bit of money in the process.
I'm sure you're tenants will leave in a timely manner.

You don't have to be receiving benefits to get social housing...in fact if you areworking you can go higher up the waiting list,and if you get kicked out or asked nicely to leave your private rental you can go to the top!0 -

I think the two or more occurrences relates to cases where there is a threat of physical violence occurs. Otherwise, the act only refers to a "course of conduct".
