    95% Mortgage on the Help to Buy 2 Scheme.

    Full application will be done tomorrow.

    Not holding out much hope as we are asking for £218k as first time buyers with a combined income of nearly £60k.

    Full application done last night and 4 searches showing up on my credit report, although these seem to be just automated.

    Survey has been instructed straight away before asking for supporting documents, which is a 'positive' sign according to the Mortgage Advisor.

    Hoping we don't have to wait too long!

    Husband and I are FTBuyers and have only very recently put in an application via a broker to the halifax for our dream home! House price £140,000 putting down £28,000 deposit so that's 80% LTV.

    Here's our timeline to date:

    Received DIP with halifax: 16th August 2014
    2 searches showing up on Experian (RBS - MORTGAGE QUOTATION & HALIFAX - ID GENERIC CHECK): 16th August 2014
    Offer accepted on property: 18th August 2014
    Full application submitted: 26th August 2014
    Valuation funds taken from account: 28th August 2014
    2 searches showing up on Experian (RBS - MORTGAGE QUOTATION): 29th August 2014

    I can't recall our dates exactly (April), however we applied for AIP via a broker (it's a new build) and received this within 2 hours. The broker already had our payslips etc and then submitted these immediately and the valuation was undertaken within 48 hours. We then had our offer document 2 days after the valuation was completed.

    Really can't complain.

    Unlike Nationwide, we applied for AIP back in April and are still waiting...... :mad:

    Needless to say we gave up and went to Halifax!

    Salary multiples count for little these days, it's all about affordability.

    For example, you could be on a combined salary of £100K a year, but have £40K in credit card debt, which might mean even multiples of 2x weren't affordable.

    However, on your combined salary of £60K per year, with no debt or commitments, a multiple of 5x might be affordable.

    Generally they look for you to have no more than 60% of your NET monthly income as committed outgoings... committed outgoings includes mortgage/utilities/buildings insurance/life insurance if it is a criteria of your loan (it may not be), divorce/child maintenance payments/school fees (as you cannot simply stop paying these) and of course HP/debts.

    Committed outgoings does NOT include food (bizarre!), gym, Sky tv, mobile phone, home phone, contents insurance, savings standing orders etc.

    If you have an employer's SAYE scheme for shares, you will most likely find the mortgage company will add this back in to your net monthly income as you don't HAVE to pay it.

    So rahter than worrying about your salary multiples, calculate your 60% and see where you're at!

    Which credit report were these showing up on and what do the searches say? I had 2 searches on my experian file and all they said was mortgage quotation and that was 2 days after we submitted the application and we got offered our full mortgage offer a day after valuation took place.

    I know these are not the full search.

    My valuation is tomorrow as the developer just rang to say...I can't see our mortgage offer happening before the end of next week :)

    I had no more searches apart from the 'mortgage quotations' we had no hard search and got offered our mortgage. I checked equifax and there's nothing on there xx
