How successful do you think I will be?

    To the residents of…………….,

Some of you may have woken up to the rude shock of seeing a parking ticket on your cars . Note, where YOU live, not on a public road, not in a town centre, not in a shopping centre, not visiting a friend or family member, YOUR own home. This is disgusting and unacceptable. Whether you are renting or buying, when these flats were sold, it was in writing that we would get 1 parking space per flat, and now the developer is done, they only allocated parking to the houses, and we the flats were left high and dry. I have counted the number of parking spaces available and it is way short of the number of flats built. Many of us are now forced to park at the sides. While aware that some people do park on top of kerbs and constitute a nuisance, they represent a very very small minority. The majority of people have to find parking spaces in other spots that do not constitute a nuisance or disturbance to anybody.

Recently the management company that we pay a tidy sum to every year, decided that that is not enough, they have trapped us in our own homes, by installing this charlatan private parking companies to make money of us in OUR own homes. OUR own homes. They deliberately reduced the parking spaces that were not enough in the first place, just as an avenue to make money. The parking spaces in front of Block B can conveniently take 4 cars, it has been taking 4 cars for 2 years plus now, and it has been reduced to three. The spot by the side of Block B that takes 2 cars has been reduced to 1. The parking bay where the lamp post is has been reduced from 5 to 4 cars. The parking spaces adjacent to bloc D and in front of Block E that can take 3 cars easily, they did not assign parking bays to. All the people who parked in the spaces I mentioned were issued tickets on the 19th and 20th of July. In YOUR own homes. We have now been placed in a disadvantaged position for a company official to make a commission off us, in OUR own homes.

We were NOT consulted before the parking bays were assigned. There was no meeting to discuss this. There are already not enough parking spaces, and now this. I am aware that some people who live in houses made several complaints to the management company about people parking indiscriminately, which resulted in this company being installed. My question to you is this. Is your hard earned money to save for a deposit to buy a flat is not considered worthy, only those who could afford to buy houses are deemed worthy enough to get allocated parking and permits. Tell me how that is not disgusting to think of. We have become money-making sitting ducks in OUR own homes.

You may read this and think sod it, it doesn’t concern me, I haven’t gotten a ticket, or I come home early enough, I won’t get one, but guess what, it will be you tomorrow. If we don’t stand up and fight this, we will continually be harassed in our own homes. Many of us have lived here for 2 years without a problem. When the new homes get built, it will even be worse. We can demand to have this company thrown out of our development. If we band together and make enough noise, or we demand that the parking bays be remarked to include more spaces. We can’t take this just sitting down and do what we are told while a company that wasn’t there while you saved every penny for a deposit, makes money off you. Coming back to the comfort of your own homes is now a case for worry. There are times I am trapped at home past 8pm because I am afraid, if I leave the house, I will come back to no parking. Now the spaces in front of the parking bay of Block C and D which used to be a haven for some of us (blocking NOBODY) has now become a ticketable offence by a private company which can be thrown out anyway. Google the words Notice to Keeper, Google the words POPLA code and you will know that these private parking companies have no leg to stand on, but you don’t have to go through this hassles in your own homes.

I was awake at 5am to see the car, and I took several pictures. I shouldn’t’ have to do that in my own property.

If you think we can’t be successful getting them removed, think again. Many residents in developments across the UK have stood their grounds and have had PPC (private parking companies) thrown out of their developments. First we take our fight to Fairview for contravening their promise to give flats parking, and then we go to Crabtree for not discussing this with us, getting agreement from us before this company was installed to evade our space in our own homes.

    Who is with me?

If i had enough ink to print 200 copies, I would, but i will just wait till tomorrow, print one copy and photocopy gazillions at work. I am itching for a fight and this is not acceptable. I bought this flat. It cost me months of heartache, i could barely afford to eat while i saved for a deposit, lost a couple of friends who were not supportive and felt i was buying too early in my working life (i had only been working for under a year when i started saving), I was driving my car near empty trying to maximise my fuel. Sorry, I am rambling, quite emotional and royally !!!!ed. We pay £1000+ to Crabtree every year, pay £250 for the leasehold, now this too. Where I used to rent, I had allocated parking with a permit. Now, I am buying, I am a sitting duck, targeted by a commission based official who was smiling and rubbing his hands this morning at 5am sticking unenforceable tickets (which i laughed at him while he was doing it) on people's cars. I wish I can attach pictures, to show you guys that these spaces are perfectly fine. In no way disturbing anyone, they deliberately did not make them as bays. If they marked all these spaces as bays, only the idiots who park on kerbs blocking the access way will get tickets, which no one would have no sympathy for. So to make it worth the PPC's while, they took away the parking spaces. Some times I forget to buy something and I am stuck at home because by the time I get park all the marked bays will be gone. Now, the spaces that offered relief have now been taken away. So disgusting. I am awake at 6am now, spoiling for a fight.

Well obviously no-one should be so naïve as to just blindly copy & paste a template letter verbatim without reading it and amending anything not relevant. Surely you didn't mean it how it sounds.

Lol. I was going to read it before sending. I just wanted to confirm i was reading the right thing, before I copied and pasted any amendments I will make, before I waste anybody's time

I love your rant! But I wouldn't put it on windscreens if I were you, I would go round putting it through the letterbox of each and every flat.

I would strengthen it by pointing out that, as leaseholders, if you get together you have the legal power to throw out the management company and replace it with one of your own choosing/creation, and even, if you want to, buy the freehold of your block and run it yourselves.

I would also state in categorical terms that these fake fines do not have to be paid, and direct people here.

I'd suggest you're going to need to arrange a meeting for those who want to take action, otherwise these things just fizzle out.

Letterbox, a better idea. We were given the opportunity to buy the freehold but it came at the time I was going away and when I got back it had been bought by a company. I will look into hat can be done now and definitely refer people here. I have been advised to reword the letter, and I will paste the edited version today, before I go printing tens of copies. Thanks again

Thanks guys. I couldn't respond to your comment yesterday as my phone's battery died far away from home. I am back now. By some strange coincidence, I woke up to open the window, and who do I see, the UKCPM company car, driving around issuing tickets. It got me so mad, I got up, took my camera and started taking pictures of them. This is unacceptable in our town homes. Legitimate reasonable, not in anyone's way parking spaces have been taken out, trapping us for this PPC. I want to write a letter to print out over 200 copies and stick on the windscreen of every car in my development. This is how I want to word it, could you please read it and tell me if it is effective. Basically, I want this PPC thrown out of my development or force the management company to reassign more parking spaces i.e. bring back the spaces we have parked in for 2 years without any problem. This morning, over 15 cars have been given tickets.

Good for you. If you go to Pippipoo.com (they are the Council parking ticket specialists should you ever need that type of help) I think you will find they already have windscreen flyers you can print yourself if you have a mind to do so.

Tear up that letter and step back.

This is not so much about parking, it is about ownership of the land. If the landlord has reneged of a lease granted right then that is a matter for your conveyancing solicitor, not for parking forum hobbyists. Start getting militant over land on which you may be trespassing and you could seriously upset your landlord, some of your rant may indeed be libellous..

By all means fight the parking ticket in the usual way, and get your neighbours on side as well, leaflet cars, drop them through letter boxes, but do not go around throwing accusations of corruption against your landlord. You could end up paying them a large sum of money. Seek legal advice.
You never know how far you can go until you go too far.
  • Hello guys, I am back. I believe the Notice to Owner I was advised to wait for has arrived. The fine was issued 19th July, so it falls within the 29 - 56 days window. It says the Amount due is £100. I was told I should put up a picture of the letter. Can you please advise what to do next? Thank you
