    Use words like this to WE:

    I hereby opt out of the permit scheme on behalf of myself and my visitors. I do not recognise any authority of any private parking firm and did not want this scheme at all. Nor can it impede my established right to peaceful enjoyment. I will not be able to provide a definitive list of my visitors' cars of course but will expect any fake 'parking ticket' to be immediately cancelled if I subsequently point out that the car belonged to a visitor to my property.

    My own VRNs which must now be immediately added to the 'white list ' (exempt vehicles from the scheme) are: xxxx xxxxx and xxxx xxx {include any regular visiting friend's VRN in this}.

    This is effective from today; please immediately inform the parking firm and update the 'white list' accordingly as I am not part of this scheme.
    PRIVATE 'PCN'? DON'T PAY BUT DON'T IGNORE IT (except N.Ireland).

    UCS Parking has recently disappeared from the BPA's AOS members' list, and has not appeared on the IPC AOS members' list.

    One's initial reaction to this is that perhaps the odious Warwick Estates (proprietor Dr. Craig Stevens) has decided to pull out of the private parking business (maybe someone at one of their managed properties has pointed out in no uncertain terms the conflict of interest involved in Warwick Estates, the managing agent, effectively appointing itself as the private parking company).

    Oddly enough, though, Dr. Craig Stevens was appointed as sole director of UCS Parking just two weeks ago (thereby confirming what we knew all along: UCS Parking is, to all intents and purposes, Warwick Estates). Both companies (Warwick Estates and UCS Parking) are owned by United Companies Ltd., which has as its sole director Dr. Craig Stevens and is owned by Dr. Craig Stevens and one Jo Stevens.

    In further shady-looking directorial shenanigans, the erstwhile sole director of UCS Parking, Ms. Emma Jane Timberlake (born June 1988) resigned on 31st March this year, and was replaced as sole director by Miss Emma June Bridget Blaney (born June 1988). Blaney resigned on 22nd June this year, the day Stevens was appointed.

    I'm very surprised you've still got this shower as managing agents, Daniel. If I were a member of the management company I'd have hounded them off the site years ago.

    Thanks Baz. Quite honestly, with around 70% of the apartment block being buy to let, the current director having her head firmly wedged up WE's bumhole, my lack of knowledge as to how to get anywhere and lack of time due to running several business's, what I could potentially save each year by researching what steps to take and gaining the knowledge I need to convince people to give a sh*t, is nothing compared to loss of income due to taking "time out" if you will. Sadly there are many in the block that just cannot grasp things put to them, so I'd spend so much time bashing my head against a brick wall!

    I'm still waiting for the AGM to be called, which was promised to me back on 13th March! I know I've been told before to become a director, but although I've googled it several times and been in touch with companies house, I just can't find a way to do that other than via AGM and be appointed. W.E won't help as I'm labelled a trouble maker and as I said before, the current director, who got the "job" based on she said she would do it, has her head up their bottom and now owns and runs a cleaning company that has "won" the contract to clean our entire block (it was done once per week at circa £6k per year, but apparently it was decided that this wasn't enough and it is now done twice per week at just over £9k per year). I've already had a massive argument over the conflict of interest there too... The problem is, even with that info presented to others in the block, they have little or no work to do and no time invested, so choose to let the current situation continue without a care.

    Perhaps you should get a solicitor to do the heavy lifting for you. Not cheap I know, but in the long run you might recover the solicitor's fees from lower management fees if you get rid of Warwick and get a proper managing agent in.

    One thing's for sure, Warwick and she with her head up her a**e would sit up and take notice if they started receiving demands for all sorts of things from your solicitor.

    I'd need to be able to see/know what they're doing that's wrong, and costing us money before I'd be able to gauge that tbh. I've been asking for the invoice for the accounting for ages now, as I remember you, or someone else saying that WE sign them off themselves, which if true in this case, I'd have a starting point. Our last financial year ended 30/06, so maybe I should request to see the accounts as I'm entitled to, and see if anything sticks out. I'm pretty clueless as you can tell...

    My point is that you could engage a solicitor to find out these things for you. Most solicitors offer something like a 30-minute free consultation, so if you can find a solicitor experienced in residential management companies he/she should be able to tell you in 30 minutes what you are entitled to expect from the company of which you are a member, and should then (for a fee!) be willing to write the appropriate letters to the appropriate people. Then, depending on the answers received, he/she should advise you on whatever action can/should be taken.

    Never mind a free Solicitor, engage a professional. If the monkey business which appears to have been unearthed is/was taking place I am sure that it would be of interest to the Housing Ombudsman.

    If so, and you are right, part of the compensation package you can obtain can include your legal fees. You will get virtually no support from the BLT landlords and even less from their tenants, so sometimes you just have to bite the bullet, and put your money on the table.
    You never know how far you can go until you go too far.

    I didn't suggest a free solicitor, I merely pointed out that most solicitors offer a free 30-minute initial consultation so you can find out what's what before the meter starts ticking.
