missanne - that's similar to our time scale, I was told that if you get your solicitor to email your broker confirming your intended completion date and the act that you are potentially going to lose the property they WILL escalate your case so I don't understand why you're still waiting.
kingstreet - ours was the 85% five year fix which I'm assuming was very competitive (3.59%)? They did actually increase the rate a few weeks ago by 0.2% but still seem to be struggling.0 -

That's what we were told too. It's just baffling - i've rang the broker twice a day for the last couple of weeks, told them all about my situation and that of the lady we're buying off but it just seems to be falling on deaf ears.

Claim they never received our marriage certificate... So I said, done ID checks. Oh yes. So how did you do that then without a marriage certificate. Silence. Find it and find it now!
Those fees I'm paying you, worth squat now. Find it and return by the end of the week or a full refund and I'll instruct a new conveyancing firm.

Hello Everyone,
I have been eagerly tracking everyone's very slow progress and wondered if anyone else has any new ideas about the application process and how to speed things up. The property was undervalued and we are disputing the valuation as the same property in the same road sold last month (completed in July 2014) for 20k more than our asking price.
Here's our summary
Joint application online 19/06/14
Additional documents requested and sent in 23/06/14
Documents received 25/06/14
Valuation instructed and carried out on 22/07/14 (they had no availability of valuers so hence the delay)
Valuation received by PO 26/07/14 undervalued at 335k with a purchase price of 362k
Send comparables data as requested and further information which was received by PO on 1/08/14
Then nothing further. I chased today as I do every Wednesday since the application process started and have been told they are up to the post of the 25th July, and they say they have all the information they need but have not processed our post to the underwriters, which we know is the next step and they can't just pass it through it has to be done in date order.
I have tried to bypass the situation and called the valuers (Valunation) and they say they have heard nothing from PO at all except receipt of the initial valuation on 24/07/14. I know that they will need the comparables data and asked if I could send it direct but have been told it must come from the PO.
I feel we will lose out on our new home as it has been 70 days and we still have no progress.
I am willing to renegiotiate the purchase price but not until the valuation has been reviewed, I just didn't think it would take so long!
Any ideas would be much appreciated.0 -
We've got valuation next Tuesday, so we'll see. Countrywide though0

A little update - sting in the tail if you like...
We got our offer a while ago as I posted recently, but it didn't arrive in the post for 8 days!
We asked for it to be resent, which it was on day 7. Both turned up on the same day (!).
We returned the original (they were the same) and I got a text saying it had been receieved/processed and all was well.
Then we found out yesterday through our solicitor that PO/BoI want us to sign the 2nd copy as although it's identical, the reference number was different as the contract was actually 'cancelled and re-issued' or somesuch nonsense.
The bureaucracy is somewhat frustrating.0 -

Just to give you a summary of our process:
First time buyer 85% mortgage 3.79 5 year fixed
4th August full online application
5th August text application received
18 August application assessed text and valuation instructed text
21 August valuation carried out but unaware, no text of this
21 August request for documentation three payslips for me and copy of contract and p60. For my husband copy of contract, p60, one payslip and wrote to his employer for reference as only started new job end of June
26 August they received all documents
27 August rang for an update and was told offer would be posted out today and valuation came back fine
28 August offer received in post0 -
That's quick and a different order to mine.
Nice to see they are processing people in a random order
Well solicitor offered a replacement marriage certificate as a good will jesture! Err hello they lost the original.
