Regarding worrying about the lender withdrawing the mortgage offer.....
I worked for the Halifax for 28 years, most of that time in mortgages, and I can't remember a single offer being withdrawn.

Right! I know being British means we aren't supposed to complain when it is hot, we are supposed to be grateful for a brief respite from the rain, and we are supposed to be stoic about said rain.... but !!!!!! it is HOT! :eek::eek::eek:
No air conditioning in office and we start off ok but by 2pm are gibbering and not getting anything done. This clearly = seista time, but we don't have those, do we? We have mad dogs and englishmen. While I am moaning - why can't solicitors call when they say they will? :mad:
End of moan - summary: small email today to advise that a fax should be/have been received this afternoon, which I think represents the final piece of the puzzle. So - exchange and completion dates sorted tomorrow? I remain hopeful. In an exhausted and cynical sort of way....

Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.
