    Probably another crappy LL.

The above can be taken two ways, it could be implying JJ is another crappy LL or it could imply all LL's are crappy. So in answer to your question "Where did I express a hatred of landlords???" the answer is there to be seen.

I own my home thank you.... :kisses3: I've been fortunate enough to never be in a position where i've had to rent. "JJlandlord" maybe you should get the sand out of your vag**a. Did someone not pay their rent this month? has that got you all furious :rotfl:

I own my own property as well, mortgage fully paid off.

Like you, I have been very shocked to find out the way some people in private rented accommodation are treated. I'm sure there may be some good LLs out there, but there seem to be a lot of very poor ones. And the people who suffer are the tenants, who have no power and are charged not only rent but also astonishingly high fees by LAs.

"Probably another crappy LL".... Based on a thread about 1 particular LL......

You equate this to expressing prejudicial hatred towards all LL's Yeah ok, if you say so :rotfl:

As has been suggested, quite obviously people post on these forums when they face a problem.
Thus, you see the problems but not the absence of problems.

But even with this bias there are still relatively few people asking for advice regarding problems they have with their landlord if you consider that there are millions of tenants in this country.

Generalisations on landlords and agents are only useful to politicians to get more votes by providing simplistic 'solutions' to the the wrong problems.

E.g. the number of actual evictions is in fact minuscule compared to the number of tenancies.

I personally have had about 10 landlords in 15 years and all but 1 has has problems, one or two have been ok but the general attitude of LL's is they have a right to do what they want as its their property, they have one set of standards for themselves and one for others i.e rent out a dingy flat with furniture falling to pieces yet when you move out claim damages from you, I have experienced also like OP landlords turning up with no notice, letting themselves in whenever they want(which isnt allowed) even had landlords open letters, go through any documents on the side and one when I handed in notice I lost new TA down side of sofa, somehow he found it and phoned new LL telling them I was a bad tenant, I was a scammer etc.

Had ones text me saying they are coming round in 15 minutes for a viewing when I havent been at property, having a spotless property bar something like a pan soaking in sink, and bed unmade as I slept in then being told I am living in a tip and threatening rent deductions.

I had a friend who had a flatmate who cooked a lot of dishes with oil and spilled it a lot over floor, LL sent tenants a letter stating he was charging them all £150 for cleaning(6 students) despite the contract not ending for 3 months and he came round, picked up a mop, went over it for about 4 minutes then went home.

I can go on for ages about my and other people I knows bad experiences.

The problem is most landlords think they know best, had one tell me he was a landlord for 20 years so he knew the law and I was lying even when I provided proof.

Good reply to a post warning against generalisations... Not.

My own generalisation, if I may, is that tenants who are not serious, don't know what they are doing, don't take care of the property, are happy to rent 'dingy flats', are happy to pay cash without receipt, or without proper documentation, etc. usually end up with fitting landlords.
Then they all flock to here.

Ooh i like threads like this. Can i play?

Remember that thread about tenants who just left without any notice and moved to a house up the road?
Or the one today about the tenants who have redecorated despite being told not to and caused damage?
Or the other one about the tenants who haven't ventilated their flat and 'found' some mould that they expect the LL to pay for?

Based on these three alone I can only conclude that ALL tenants are scumbags.
Anyone who disagrees with this is clearly a stinking tenant who never pays their rent.

Well, it seemed my peace and quiet was short lived...

They tried to call me (again whilst I was at work) but I won't be taking their calls anytime soon after the last abusive call, and asked them to contact me via email.

So they responded to my email and advised that they will be responding in detail to my previous email before Monday 9th Jun. She also informed me that she has arranged viewings for today and would like me to provide them with the code... again, not even 24 hours notice!

This time the reply will include the ofgem document about the maximum resale price, as well as an offer to rearrange the viewings for Monday evening when I will be at home.

They can ask to access at any time, and you can accept or refuse. This is not the same as giving 24 hour notice...

You have every right to do this if its not convenient for you, especially considering the way they've been, it is your home after all.
