I think perhaps a mandatory licensing scheme for landlords might be an idea, because there are a lot of rogue and/or inexperienced landlords about! :eek:
The good landlords, and there are plenty, would have nothing to fear, and the bad ones (hopefully) would be bought to book.
Perhaps the government would like to try this......although I doubt it.

It just needs to roll out countrywide and I as a LL myself welcome it. The difference is I have had a lot of personal experience in the field as has friends and family and rarely do you hear about good landlords, even times when landlords have been friendly something simple can boil over due to LL's not knowing the correct laws.
The only times I hear about bad tenants from people 9 times out of 10 it seems to be more that landlords call a bad tenant its the landlord being unreasonable, my current LL is saying I damaged things like washing machine just because "washing machines just dont break" despite it being at least 15 years old, or the lighter on the gas cooker stopped working and he said its damage therefore a tenant pays.
I do not doubt you get good landlords the problem with your posts seem to be that the landlord is in the right regardless of what they do and tenants just complain so I listed self experiences(and only a fraction) of situations I know about or have experienced.
It really does come down to landlords mostly misinterpreting the law, you can get tenants doing so but the problem seems more common with landlords, you can get bad tenants but theres a difference between someone getting properties, not paying rent, trashing them etc and someone having quiet enjoyment and doing no damage then being told they are a bad tenant as they dont do what the landlord wants and your posts basically say the landlord is being fair and its the tenant with the problem.
Are you saying all the problems I had were flukes? all the problems relatives and friends had were flukes? That ones in local media are flukes?.
I know a lot of landlords can be good I do not deny that but still theres the problem of not understanding the law which can make a good landlord change instantly, my first ever landlord fixed things instantly, let people in who were locked out, gave people lifts to college if he was collecting rent and they had a lecture but with me as soon as he found out my dad just lost his job and was signing on gave me a lecture on "lazy benefit scum" and accused me of anything, his other student house 2 minutes around the corner was burgled, it must of been me since I was on benefits, the tenants of my student house got drunk and rang sex lines and ran up £500 bill and I was forced to pay since he said "people like them dont lie"
I have been illegally evicted 4 times in my life, first was when LL was ripping me off(he was banned from local colleges for complaints like keeping students deposits), even the jobcentre used to tell people not to rent from him because of similar reasons i.e having his own meters and charging £2 a week standing charge(this was 12 years ago!) yet he had each property as a family home with energy companies., 2nd was when my friend lost his job and we had a shared tenancy agreement and so his rent was about a month behind so LL came round and walked straight in and chucked stuff onto street, 3rd was when LL kept failing to attend agreed times to collect rent nor give me his bank details to do standing order so first he put padlock over front door then went on a weeks holiday(so for that week had to stay in hostel) yet still wanted that weeks rent! Then a few weeks later he failed as usual to turn up to collect his rent and LHA was paid one morning and he decided since I never answered my phone 5 times at 7.30 in morning I was avoiding him so changed locks and kept all my possessions which were worth about £1500 then said "oh you left nothing of value there" then harassed me 3 years later when I moved to a new property next door to another flat he owned and contacted my then current LL saying I owed rent arrears, 4th time was only a few months later at student property, I paid warden who was stealing the money but told LL I had not paid so LL decided to illegally evict me and then said they can do what they want.
I am a vulnerable person in case you just accuse me of being a bad tenant, I am autistic and quite OCD about cleaning.0 -
Well, it seemed my peace and quiet was short lived...
They tried to call me (again whilst I was at work) but I won't be taking their calls anytime soon after the last abusive call, and asked them to contact me via email.
So they responded to my email and advised that they will be responding in detail to my previous email before Monday 9th Jun. She also informed me that she has arranged viewings for today and would like me to provide them with the code... again, not even 24 hours notice!
This time the reply will include the ofgem document about the maximum resale price, as well as an offer to rearrange the viewings for Monday evening when I will be at home.
Hahaha, They treated you like dirt, I think you're entitled to do the same. Although what you're suggesting sounds far too reasonable IMO. :T0 -
I am a LL, and I've been a tenant in the past.
(Incidentally, this is often true whereas the opposite is rarely so.)

Well this is fun... despite not confirming she managed to arrange 5 viewings for this evening! I opened the door and she literally just barged in...didn't even wait for me to say come on in! Anyway, the first couple came round and after they looked around they asked her if there was parking fees for their car... as she didn't know I told them yes there was and parking is a bit of a nightmare as it's a free for all (it was so bad I got rid of my car). So I informed the prospective tenants of this which pretty much rules this place out for them I think...
The next 2 viewings are being conducted in absolute silence... she looks like she is chewing a wasps nest... I don't think she likes me0 -
Well at least she seems to have accepted that you have rights, which is a step in the right direction.0

I think it's more of a case that she accepts that she cannot come in without my being here, as she doesn't know the code to get in rather than anything to do with rights
Another viewing conducted in silence... this guy wouldn't even return my polite 'hi, how are you doing' instead looking down at the floor... christ knows what she is telling them about me before they come in!0 -

A lot of people on here have suggested that I simply not make myself available for any viewings at all...or worse. After the temper tantrum and all the threats thrown my way I thought I was quite polite... also, they have ignored my request to provide evidence of the energy payments and after some thought I would like a refund of the overpayment. I could have chosen to discuss that whilst she was showing round potential tenants but didn't.
Are you suggesting that I should have lied about the parking situation here? I am not an EA or a LL so still have a tendency to tell the truth about things... guess that makes me awkward...0
