What I don't understand is why OP solicitor didn't pick this up earlier, isn't that one of the reasons you employ a solicitor?0

Our Solicitor told us he didn't know who the fence at the bottom of the garden belongs to. Our new house had part of the garden sold off as a plot sometime between 1957 and 1962 and there's a house on it. I mentioned that I'd seen a T on the deeds and when he went back and checked there it was.
