It's my understanding that MSE is here to provide us all with the basic info. we need in answer to financial queries.....and not provide a "public duff-up".
Oh well...back to the soap operas on tv for anyone wanting public duff-ups....

Did it work? I'm not too sure yet, but the last time I was within speaking distance of my neighbour, he callled me a "f****ing b*st*rd," which was a definite improvement over the time before that.
I'm sure it's only a few years now till the next tea and cake.

Well...AN is currently on "make innocuous comments about the weather/the garden/etc" type alert when they see me. Am well aware they are Watching Me, but they are currently on Civility/Make With the conventional Small Talk Alert. Has feeling they are feeling distinctly chastened right now. Am prepared to Accept Apologies and just get on with it if they backtrack and hand me back my land with no further problems. Am seriously not into feeling remotely accepting about Problems and would much rather they were amicably resolved.
Fingers crossed hey....ie that now I have been "summed-up" all is rectified and am quite prepared to "forgive and forget (as in "Okay...you tried it on and it didn't work...now lets just get on with it eh?" terms" and have normal/friendly type "neighbour relations" I was hoping for if so. I can get why they might have "tried it on" and am hoping they will just realise that indeed it didn't work and New Neighbour (ie me) is more intelligent/determined than they had anticipated and be realistic and accept that that's that and its Game Over Time.
Fingers crossed, as I'm not happy about having walked into a "Previous Situation that is impacting back on me" and just want everything all nice and calm and clear and Right. I'm used to being underestimated and it taking a while before Daylight Dawns on person concerned and am not into holding grudges once someone has got the "full measure of me and cut the crap" and all is going nice and smoothly as per Original Plan. For goodness sake...I was in there originally all prepared to "do my bit/fit in/look out for" person concerned and would much rather I got the original scenario I had anticipated in the first place...0 -
So do you actually want the larger piece of garden back or are you happy to let them use it?
If the latter I wonder how legal a statement of intent lodged with the land office to that effect would be. You could send it to the neighbours too stating you are prepared to allow them to borrow it for the duration they live there but if their house is sold or passed on a inheritance then they must give up usage? Or if you sell buyers will be free to decide on whether they wish to continue the agreement.I don't respond to stupid so that's why I am ignoring you.

I'm on a "wait and see" scenario at present. AN has, belatedly, got my measure and I await developments and am amusedly wondering how they get to hand my land back without that "losing face" scenario that is unacceptable to some people...
I wouldn't be satisfied with just being in a "proved to be right" scenario. It aint over till the fat lady sings and she aint sung yet (or thought fully through how to ensure thieves aint gonna Get No Satisfaction...:rotfl:). I don't quite understand why other would-be land thieves I have read about have gone on to use the land they have stolen without any resultant problems as far as I can see...
I am wondering about whether the pro tem situation is best served by officially serving notice on AN that I give them "permission" (through my gritted teeth) to use my land for the time being or otherwise.

You have asserted your rights to your land but have not enforced it.
How will this go if they try to claim adverse possession.
Having read :

If they fail the first time after 10 years, if they still retain possession for a further two and try again, even if you object they will win.
So basically after the first attempt you have to take back possession or be prepared to give up the land.0
