The other point to consider, since their land is unregistered - and since this is a "teeny, tiny area", were they to register their land, they may be under the impression they have registered that "tt" area as well. Then the solicitors and land surveyors will have a party, and each will book another foreign holiday.
Time and again on these forums we see the escalation of a problem like this through lack of communication, entrenched opinions, the "I know my rights" brigade, and the just plain stubborn.
In my opinion, you have two realistic options. One is a cup of tea, a discussion, and some form of agreement, whether that's get it all back, share it, lose it all, or whatever. The other is to just forget it, hold no grudge, and have no expectation of getting it when neighbour pegs out. Try taking it back then, and THEN you will see a real reaction from the long-term residents (that grave-robbing-not-even-cold-yet MITSTM incomer, no better than she orta be)
Legal recourse for a tiny bit would be a pyrrhic victory... if you won, and you may well not.

I think the teeny tiny bit is the bit the neighbours say the op is "stealing" when in fact it is a larger area that they have "stolen" judging by the op's land registration documentionI don't respond to stupid so that's why I am ignoring you.

As stated, I subsequently found out the AN is using a noticeable size chunk of my garden (not just the original teeny tiny bit they were arguing about).
It isn't an easy situation, as DavesNave pointed out, given that I am recalling a recent local newspaper article about someone who had quite quite clearly committed what is a crime in anyone's book and duly been penalised in Court for it....but they received a lot of sympathy for their light sentence. Huh??? There may be a reason for that sympathy that isn't obvious, but it hasn't come to light so far...0 -
I have read through this thread with great interest and I feel the best advice was given at the outset:
Talk to your neighbour!
Knock on his door, take the docs, say "can we have a chat about the land to see where we both stand", show him your evidence and ask him why he feels it is his!
I really don't understand why this hasn't been done - particularly given the concerns you have over his "standing" in the area.0 -

Discuss it with them, if that fails, fence your land off and deal with the consequences.

a general question about adverse possession:
In order to stop the 12 year adverse possession clock ticking down, could someone in the OP's position simply write a letter to the neighbour saying, "I have no problem with you using my piece of land <dimensions/location described>, until a time I may wish to make use of it" ?0
