    Melly along with requesting someone else does the inspection on Friday focus on composing a calm letter of complaint regarding what took place and the unprofessional manner you were spoken to. Abusive , demeaning words are not within her role and she wasn't there to make judgements verbally on someone she doesn't know.


    Make a copy, post the letter and get proof of posting. It's easy to deny receiving , phone calls texts and even email than a letter which can be seen to have been delivered .


    Both housing associations and private landlords have over the last few years have been adding hoarding clauses to their tenants rules .
    Each have their own rules but in general will include meeting fire regs ease of access should a fire occur and the safety of the firemen .
    If housing repairs need carrying out , regular gas , electricity checks and similar things they have to ensure things are safe and accessible for those carrying out the work .


    Much depends how the hoard is stored . Is it used often , easily moved or may be blocking mildew or mould developing and other problems which affect the structure of the property.


    I know this was meant as a final check before moving but how often

    do they do regular checks? It's usually 12 or sometimes 6 monthly.
    Has the excessive stuff been mentioned in previous visits and advice or warnings given?


    If the matter has been raised in the past are they aware your husband has a mental health disorder which as in the case of many who hoard manifests itself in the need to keep these things to feel safe.
    Make sure they are aware he has sought help and been let down over the years which has meant he's stuck .


    I'm so sorry this has happened . Do the letter and keep a copy. Stick to the facts and make it as calm as possible while also making clear the attitude and words from that woman were uncalled for , rude and unacceptable.


    She can express her opinions to the HA but it's not her role to have a go at tenants .


    I hope you mentioned the migraines etc when you saw the Doctor . You've got the one week note but it will probably take more than that in the circumstances .


    Too much on your shoulders again . I know you'll be considering how viable continuing to work is.
    Understand how difficult it is but try to get a bit of headspace . Even a walk to the shops and stopping and sitting on a bench can be helpful. It differs for everyone but I find the first snowdrops in the dark days of winter a symbol of hope and a promise of brighter days ahead . Trees are blossoming everywhere I go at the moment and can lift the mood in worrying times.

    That was the only clause they could find Pol
    They are very aware
    All safety checks are up to date
    As I pointed out not only were the emergency services able to gain access they got OH out and They didn't refer.

    Housing have been in previously it wasn't a problem
    We meet fire regs as that's my job xx

    Oh dear Melly, you do have such a lot to put up with, I know it's silly but are you drinking enough water? I find if i have a headache (not migraine I know) it helps to drink more water.
    Would it be at all possible to persuade OH to maybe let a few things go, if it is the difference between staying put or moving on then just perhaps.....
    Do try to keep your job, you seem to have been doing so well lately and this setback is all it is, Pollyanna is right about the letter, that person was out of order big time.
    I really hope that this is just a hiccup and you are soon on the move xx

    I was aware you'd know the regs Melly.


    After checks and reviewing tenancies do they give you paperwork setting out both the things they are responsible for and the rules for the tenant to adhere to? All companies differ in various ways and things are changed and updated .


    Sorry for the typos in my post , it was dark when we got home last night and it had been quite a day , particularly with the hospital appt .

    Hi archer no it's not silly at all. I have tried to stay hydrated.

    The HA don't do checks Pol only the gas safety check annually.
    The only thing they could find to cover hoarding was the bit I quoted. Not in any of the available handbooks or policies online.

    They are responsible for all repairs internal and external we are responsible for washers and bleeding radiators

    In that case Melly it seems you have the upper hand in the situation . A flawed inspection not meeting rules and an abusive idiot doing it should make things easier to sort and if not that property ( may have been offered to someone else) something else suitable offered .


    If you manage to challenge the reasons the offer was withdrawn and any report she submitted is not valid, refusing you properties or if you chose to look elsewhere a good reference to other landlords should not be a problem.

    They have advised me to use a template letter to raise a complaint

    Oh and to take legal advice

    Most of the living room laminate pulled up
    Still have a job
    Boss has said call him when I feel better and we will look at hours and stuff

    Just the call to make tomorrow.

    I'm thinking of leaving the full complaint until after tho inspection

    That's good , best way to do it. I'm glad you sorted things with your boss it's better to face these things than keep worrying .


    How are the migraines? Looking at the last couple of posts you were lifting laminate during the night! At least try to get some rest today.
    It's best as you say holding back on the complaint letter until after tomorrows visit. Did you request someone else came to do it?
