    If your LL is overseas, you do know it is your statutory duty to withhold tax from his rent or other wise you are complicit in helping someone to tax evade ?

    Do you have the original contract ? because that second is not valid. this is reason why people have to initial every page of a contract to prevent this from happening.


    No it is not common practice and if it was produced in court it would be a criminal offence by the EA & LL

    sounds like you need to gather you paperwork and get legal advice from c.a.b or local legal firm.

    There are laws about misleading adverts - but it is besides the point.


    Did they manage to sell the property with no viewings, if there were viewings you should have known, don't tell me they just went in and did viwings without your consent.

    No they were several viewings, but during this time the estate agents were getting in touch with me and the landlords would reply sparingly.

    I am not sure if they are. The letting agent insists they are in the UK, but when I try and call their mobile is off. When I get emails from them, they only respond very late at night or early morning. I guess that doesn't mean anything, I may be assuming alot.

    I do have the original contract, but after I kicked up a fuss the letting agent said that, they don't usually do this but to meet my concerns they will have a fresh contract produced and they had us initial and sign that. They even suggested that they would usually charge for this but they are making an exception in this case :/

    I just dont trust the LL or the letting agent now given all these different cases. It just seems that they make a mess of things and then try and fix it and make it seem as they are doing us a big favour and they no longer have any responsibility for their previous action.

    The LL has just sent me an email, saying that they will now send me Prescribed Information and that they had sent this to me before but I must not have received it in the post. It is dated the 9th of April. They seem to be convinced that PI is unnecessary but because I have raised this, they are sending it.

    So that's there problem, but another one for the list if they have been concealing the LL is abroad.

    Yes we did. This was then sent to the LL for their signatures. So the one that had been spliced together just vanished and the letting agent acted as if they were doing us a favour by going through the correct process.
