    Actually, all tenants in privately-rented accommodation are "disposable". There is very little security bar the length of the tenancy agreement.

    However, most landlord who are in it for the long-term aren't interested in a change-over of tenants every six to twelve months. They want reliable long-term tenants so they don't have to pay tenant-finding and check-in fees on a regular basis.

    A landlord deciding to sell up will always be a risk when they aren't a professional one with a portfolio or a long-term investment plan.

    With property prices increasing now I suspect an awful lot of tenants of "accidental" landlords will be facing having to find alternative properties to rent sooner rather than later.

    The contract hasn't ended though. The LL can't just turn round and decide to end it during a fixed term. The LL is being a twit.

    Oh good. There is a cat in hell's chance that one of the lawyers will explain what twits they all are and EA could have egg on face as well for not advising LL properly.

    They may then realise the only way to get you out when they want is to return the deposit and pay you to go?

    I would probably write back saying you are willing to negotiate an end to the contract and leave it at that.

    It shows to them (and potentially a future court), that you weren;'t just being a stubborn !!!

    Yes, I have already done that. They are how ever saying that the deposit was protected on time so there is no issue. They are ignoring the fact that they have not provided Prescribed Information at all.

    I should disclose I am a BTL LL first.

    In this case the LL seems to be making a right mess of it, a lesson is in order, but perhaps not 3 times deposit and a collapsed sale with possibility of a penalty for not completing the sale.

    If you turn the screws fully on the LL what are the chances he will go bankrupt and you will find yourself turfed out by the mortgage company anyway.

    You have him over a barrel, negotiate something like, full return of deposit, good reference, LL to cover moving expenses and say 1K compensation (maybe more if one of those london 500K+ properties).

    Once you get that, find out if the new buyer is also a BTLer, maybe they will let you stay.
