Also, is it the case that if the LL issues PI after the 30 days, they must then wait 30 days before issuing S21?0

My lanldord has sold our flat and it appears that he has sold it promising vacant possession as the buyers are hoping to move in.
My 6 month fixed term part of our 12 month contract ended on the 19th of March.
So your contract doesnt end until 19 September 2014 then? If the cut off date for the issue of a valid S21 at the break point has passed the earliest you are moving out is .... 19th September!
Contract can be ended by mutual agreement, so negotiate for return of full deposit, plus moving expenses, first months rent, agent fees....etc...
It will cost the landlord a whole heap more if you are still happily living there when the new buyer turns up expecting to move in!"Put the kettle on Turkish, lets have a nice cup of tea.....no sugars for me.....I'm sweet enough"0 -
Do the dates in post #111 (10/04 -> 14/06) comply with post #10.
...giving the Tenant not less than two (2) month's notice in writing from a rent due date to that effect...
OP, what day do you pay rent? I suspect if you already paid this month they have to give 2 months from next months rent date.0 -
Today i have received a letter from the LL solicitor. They have now issues a S21 (1)(b), saying that they require possession after the 14th of June 2014 and is dated 10th April 2014. This has been sent by Lanlord Assist which "encourages me to discuss my intentions with my Landlord".
So they are asking you to leave after 14 June 2014 but your contract runs from 20th to 19th of each month .... still not 2 clear rental periods. previously they were asking you to leave on 31st May 2014?? My 12 month contract was supposed to end on the 19th of September. There is no specific date for issuing a S21 at the break point though. The statement in the contract referring to the break clause is unclear though.
The letter that Landlord Assist has send me on the LL's behalf today says:
This notice is served upon you without prejudice to any previous Notice served upon you by your landlord or any of its agents. What does this mean?0 -

I believe that the dates in post #10 relate to the serving the break clause. This still begs the question: What is your aim?
I thought I read that somewhere. I asked only because I received PI and the S21 today in the post and I read that PI has to be served before S21 can be served.
My aim is to get the deposit back. I dont trust the LL or the letting agency. I dont mind leaving by the date they want, but the way they are going I may just have to be stubborn about this.0 -
I have to ask what the aim is too, do you need the deposit back to put a new deposit down, is that it?
If that is the problem tell the LL, he should have the sense to realise his best course is to just return it.
If you need to punish the LL, then just stop paying rent and stay put until a court order turns up.0 -

The return of the deposit would help towards moving to a new flat. I have mentioned this and the LL has said that this is not possible. They keep on saying that they have done nothing wrong, so there is no cause for returning the deposit.0
