Pretty much a dead cert, I reckon.
  • She has just added another £100 to the deposit and given verbal consent that she will be leaving in six weeks, I assume the LL will not be able to hold her to this if she changes her mind?

I would imagine a call to try and retract that 'notice' would be met with a wall of laughter and two words, the second of which is likely to be 'off'...

Your friend really lives in her own deluded little dream world doesn't she?

If potential LLs get wind of what she is really like, even the scummy ones won't want to rent to her, she should be apologising profusely to her current LL, paying all that is owed, fixing all her damage, cleaning the house til it gleams and begging to be allowed to stay!

Sadly a very minor drip will be the least of her worries from now on if she doesn't grow the hell up!

(and yes I'm a wheelchair user, in a rental, I have pets and I get some benefits (I also work PT) but I do not use those as excuses, my rent is always paid, my house is spotless and my pets are better housetrained than most and my LL is very happy with me!)

In this situation she may eventually have the last laugh but the situation(s) she finds herself in after having this laugh may not be as amusing...

Oh dear! This doesn't sound good. You've had the advice, presumably you've passed it on to your 'friend' but there's not really much you can do. It's really up to your friend whether she wants to listen to you. You might want to decide now how far you will be willing to go to support your friend (ie would you be willing to put them up)? I'd try and think through the scenarios so you aren't caught out by it.

I'd change my number and treble-lock the front door!
  • X is putting down a deposit on a new house tomorrow.

The advice I passed on from here was apparently 'pathetic'.

I just hope the LL takes her to small claims court for the cost of the damages she's caused.
