    It's drips, the plumber said a plate would probably do but would need emptied every month or so, my friend doesn't feel she should have to empty it as the problem shouldn't be there.

    Hurricane...you keep saying about your friend going on about this damn drip but refuse to answer good questions that may help your/her situation. e.g G_M asked about the S21 and you haven't answered, for about the umpteenth time, But have returned again and replied to a comment about the drip.

    S21 is more important than a drip.

    The LL seems reluctant to use the S21 enforcement preferring instead that my friend gets all outstanding issues resolved and to renew the contract in a professional manner. I'm not sure what will happen but all will become apparent next Friday.

    I repeat what others have said. Moving will cost hundreds, your friend will lose her half deposit, will be regarded as making herself intenionally homeless if she has rent arrears so the most the council will offer is a month in emergerncy accommodation (could be a B&B, could be a flat, or they could take her daughter into care if they can't find suitable emergency accommodation), once that emergency accommodation period ends, and she hasn't found a property, she could find her daughter is taken into care. The housing department, if they have concerns, can themselves make a referral to social services.

    Or she could repair the windows, clean the house thoroughly and pay rent arrears/deposit which will cost her a lot less than eviction court fees.., losing the deposit she has paid, removal costs.., all to live in a cardboard box.

    To get rid of dog urine smells use 300-500 mls white vinegar (40p in Asda), half a smalll mug of bicarbonate of soda (can get in boxes in Wilkinsons) , few squirts of biological washing powder and 3 litres of water in a large bucket - (it fizzes so needs to be a bucket to contain it)- then apply liberally to dog urine affected bits of carpet. If its really bad, you could need to do this twice. But it will get rid of the smell.

    If she has to go short for a couple of months, so be it, we've all done it. I've managed to pay my rent on time with half my benefits gone. It wasn't pleasant but it had to be done. She probably gets extra money because she has a disabled child, so its all doable (I get DLA etc and had to top up the rent by 150 a month for the first two years but managed regardless because rent was my absolute top priority as I know if I lose this house, we could so easily end up on the streets.., and I'm not going to let us get even close to that if I can do anything to prevent it).

    People who are 'social workerish' do tend to assume that there are protections in place if you have a child with a disability.., but that's wishful thinking. The protection doesn't apply if you've made yourself voluntarily homeless. Councils are so short of property they will leap on anything that allows them to say no to rehousing a family before they'll even begin to apply protections they could/should take into account. It just means the disabled child could be taken into care if the mum makes herself homeless. I remember an LA telling me that the council will never make a single mum with two kids homeless.., I watched the council do it to a single mum with two young kids because they decided she'd made herself voluntarily homeless (she had rent arrears from a couple of years ago).

    I wouldn't spend a second worrying about a leak that's so slow a plate might need emptying once a month. I'd tell her to start cleaning and saving. Please, for the sake of this young child who doesn't deserve to have this happen to her.

    Phone Shelter, explain the situation as you did in your first post, and then hand the phone to your friend and get her to ask if sheher daughter can be evicted and not rehoused by the council. Perhaps that will give her the reality check she needs.

    I had a full and frank conversation with my friend, things are a little worse than I was led to believe. In order to get back onto a sound footing and reimburse the rental arrears she needs to pay over £600 and another £200 to bring the deposit up to the agreed amount.

    Repairing the windows and paintwork damage and cleaning the house etc will she claims bring her a bill of over £1000 (rent/deposit inclusive), therefore she is toying with the idea of waiting for eviction and then moving her, her partner and kids in with a relative and using a false reference to get new accommodation elsewhere.

    Personally - I disapprove.

    £400 to change a couple of double glazing sealed units, have a once-over some paintwork, and give the place the good clean it desperately needs?

    She really IS on cloud-cuckoo land!

    I'm not convinced she's wholly representative of those on benefits. But I suspect there's a strong correlation, largely because those with an attitude such as hers will rarely amount to anything much in life, precisely because of that attitude.

    The problem is that it reflects on those who are perfectly respectable and civilised people, and would make excellent tenants, but happen to be in receipt of benefits.
