Hurricane, is your friend getting (incorrect) information elsewhere?
The only reason I ask is that there are some similarities between her situation and mine, in so much as my son is disabled and that's the reason we live on benefits. Having a disability in no way prevents eviction under any circumstances, it would give her extra points when it comes to social housing but there are so few properties available that it would still be a huge problem for her to get rehoused and I think councils can refuse to help if the tenant was evicted for rent arrears? I seem to remember reading that somewhere at some point?
I have an older brother with learning difficulties and he's constantly having people tell him he's entitled to the world. The reality is that many people have to fight tooth and nail for help and things just aren't handed out on a plate.
Your posts just made me wonder if someone else is telling your friend she can do what she likes and the disability will somehow make it all okay?
I'd really urge her (if I were in your situation) to start looking around sites like Shelter and talking to the CAB as well as her local council because she really sounds as if she could be homeless in the fairly near future and if that happens she could be in for a very rude awakening. She really needs to sort this out for her daughter's sake, not only because of the need to have somewhere to live but also because it sounds as if the house is pretty grim because of her lack of care and if social services start poking around that could cause a whole other set of problems for her.
I'll confess to having given her some poor information in that I felt the airing cupboard leak should have been repaired and that a basin to catch excess water was insufficient. I accept that this advice may have been poor and that the LL doesn't not need to fix this at present.

I repeat:
Has she been served a S21 Notice? Sometimes these are served early on in the tenancy 'just in case'.
If so, and she is not more accomodating to this very patient landlord, she could find court date is arranged for eviction immediately after the end of the fixed term.
I the LL has not yet served a S21 she is in luck - she will have 2 months respite before the court action starts.
When it goes to court she will be evicted - disabled daughter or not.
What the council might /might not then do is a different matter, but if there are rent arrears it is likey she will be deemed 'intentionally homeless' and therefore not re-housed.
Daughter might then be removed to a place of safety - which frankly, might be the best solution, though I admit that conclusion is reached only on the limited bare facts you have presented.0 -
There does seem to be a bit of an obsession with this minor issue. I will go out on a limb and say that the air cupboard leak can remain for the next year without any complaints from the tenant.0

I presume the window was single-glazed when she viewed the place before taking the tenancy on...?
As far as the hot water cylinder leak's concerned - no, putting a bowl under it is not good enough. That needs sorting, properly. Not a work-around bodge. If the place has been "renovated" (without replacing that one odd-one-out window? Some renovation!), then this is clearly a snagging issue that whoever supplied/fitted the cylinder needs to resolve. If it wasn't done as part of the renovation, then it should've been.
Apart from that, though... Words fail me! Your "friend" is on borrowed time. I'll bet she thinks life is just so unfair to her all through no fault of her own. She needs a serious attitude adjustment.0 -

If the leak's serious enough to require a bowl putting underneath it, it's serious enough to fix properly.
Im assuming the bowl of water is to catch drips of water, if that. If it was a serious leak, why would the LL not fix it ? Its his house, he would pay for the repair in the long run.
This is a non issue, I suspect the LL is telling her he will renew just to ensure he gets money owed, will then tell her bye bye0 -
Rent arrears? You mean the tuppence ha'penny she has to put into the pot to top up her housing benefit? Some people have a lot of nerve. A complete lack of self respect and courtesy. This landlord seems to put up with an awful lot of stuff.0
