Friend in the Wrong?

Just out of interest and looking at this from a Landlord's perspective, what could he have done differently?
I think he should have had a deposit of £500 rather than £200. £200 is too low and he should ensure the deposit is paid before the tenant entered the property.0 -
if a situation like this, does a partial deposit still need to be registered?I don't respond to stupid so that's why I am ignoring you.
2015 £2 saver #188 = £450 -
The op's friend has given only 2 of the 4 hundred deposit, did the LL have to register the 200 with the dps or is he allowed to wait until full deposit was received?I don't respond to stupid so that's why I am ignoring you.

What I don't understand is why is the tenant now claiming they will pay the remaining £200 of the deposit?0

What I don't understand is why is the tenant now claiming they will pay the remaining £200 of the deposit?
Because the agreement was that they paid it, and helpfully their landlord allowed them to move in without paying all of it?
They owe it to the landlord, although there's a case to say that if he hasn't taken it initially with any kind of contractual evidence, then it's kind of null and void now. If anything this situation probably highlights why he should have taken it all before they moved in!I am a mortgage adviser. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. In relation to the deposit issue I believe this was the primary fault of the EA who was to collect the full deposit within the first month but only mananged to get £200 as my friend whom I will now refer to as X kept making up excuses. I'm surprised that with 6 weeks or soon left on the tenancy she is talking about paying the final £200.0

I asked about the broken windows, she has said that she tried to get someone out but they didn't come.
In short LL is screwed.
I'm sure other LLs must be falling over themselves to take on this dream tenant. So - X has given her LL notice without definitely having a new place to go to?! What if the prospective new LL doesn't offer her a lease? I don't think the present LL will be keen to grant her a withdrawal of her notice.
She is taking a massive - and spectacularly stupid - risk.0 -
She has just added another £100 to the deposit and given verbal consent that she will be leaving in six weeks, I assume the LL will not be able to hold her to this if she changes her mind?0

Because of a non-problematic hot water cylinder that has a very slight leak, oh and x2 windows she broke? :rotfl:
Beggars belief... Good riddance
Oh sorry - must not forget the £200 outstanding deposit flol
Are you sure the real reason is because the house stinks of dog Shxxt and pi$$?
You couldn't make it up... Honestly?0
