I suspect the house has lots of potential, but there is nothing about the ad that says so. As everyone has said, declutter and get some decent photos with a floor plan. What's with the annex? Vacant or tenanted? Get rid of the estate agent. If the market is hot in your area (presumably not or the house would have sold) consider getting a better online agent. If the market is not hot, suck up the cost and get a local EA. Your existing EA may be cheap but if he/she can't sell the house the fee is money wasted.0

So there is a self contained flat within the property........but no mention of it in the details ? Could this not be a massive selling point to some buyers ?
Agree. That could be a big selling point. Annexe for grandparents/teenagers. The reference to it is very easily missed (I missed it on first look).
OP. The description of the property has the appearance of a few draft notes - a much better and fuller description of the property is needed. As well as floorplans with room measurements on. If your parents are staying with the online agency then it might be useful to take a look at some of the better descriptions on Rightmove for some guidance.0 -

It appears to me that it's a three storey house, I don't see any obvious signs of the annexe being an extension at all. It looks like it's the ground floor of the house as built originally. A floorplan would help greatly here as well.
All useful information to add to the particulars as this may be putting some people off.
I agree it's very important to be clear about these issues. And if anything has been done that required planning permission or building regs then I assume your parents have all this to hand for the future buyer.
The property looks like some in Yorkshire where I come from - built on a slope so there is direct access to the outside from two levels.0 -
Get rid of Express Agency, they are awful - I know having tried to buy a property through them! They screw up everything. A picture from the front of the house would be nice, as someone mentioned it's hard to tell if it is actually attached or not. If your parents are planning on moving out anyway maybe they could pack some of the clutter away now, and put it into storage? May be an option anyway, then it is all ready part packed for their move! The hanging thing in the kitchen to me makes me think there's not enough storage space in the kitchen. Also I dislike seeing tables pushed against the wall, it also makes me think there's not enough room, I know WHY it is really but first impression makes me think it's small. Maybe worth pulling it out and dressing it a bit for the new photos?0

I agree with what has been said -
Photo's need to be scrapped and replaced with decent ones. One of each room plus front and back elevations. Each room decluttered
and things like towels moved out of the way for the photo.Make sure photo's are clearly, and correctly, labelled.
Proper floor plan so it is clear where everything is.
Explanation of the situation re the flat.
Description of each room, including double glazing and details of heating.
Mention of local facilities if anything is worthy of it.
Take a good look at local properties to make sure that price is realistic.
