Ok, could you elaborate/link? The holiday letting accommodation is controlled by my parents, as they own the entire building, so the entire building is for sale.
The flat on the ground floor was originally intended for an elderly relative to live in, and was used as a holiday let after that.
Is the flat self contained? Does it have its own council tax band? Was planning permission/building regs needed/obtained? All useful information to add to the particulars as this may be putting some people off.0 -
I would suggest it is more location & economic climate.
I have relatives in Colwyn Bay and similar story.
However, strip personal belongings back. Paint everything white seems to be the classic way to sell a house.0 -

There is stairs between the flat and the first floor, so I guess technically no.
No it doesn't have it's own council tax band.
Yes, everything was done by the book in terms of planning permission etc

If it's a case that the market is just really stagnant in that area could your parents downsize into the annexe and rent out the 4 bedroom house until either the market picks up or their debts have been paid off?
I like that Rightmove gives the nearest train station as one in ScotlandThat's just a quirk of Rightmove though.

OP, I just had a look on the street view, and I'm pretty sure a photo taken of the front of the house (not the back, but labelled as "front aspect" would work much better for you. It shows the large drive (?) to the side of the property.0

I would recommend that they take the property off the market temporarily, so it can start fresh on rightmove and zoopla )by the way, it doesn't appear to be on Zoopla at present even though the agents do have other properties in the area on)
The photos are awful - far too dark to be able to see what the house is like, and there are not enough - it's a 4 bed house with an annex - why is there only a picture of one bedroom?
Floor plan and room measurements are essential.
Some decluttering would help, but also basic tidying up before the pictures are taken, to get rid of things such as the plastic carrier bag hanging off the door handle, the raised loo seat etc.
The fee-standing heater should be moved out of shot for any pictures - as a PP said, it makes it look as though wither the property is cold or else the heating doesn't work well.
having had a quick look online, I can't see that there are any local agents with properties on rghtmove - a bit of googling suggests that 'propertynews.com' may be the equivalent - it may be worth checking which local agents have properties up on that site. At first glance it doesn't look as if your parents' agents list on that site so it may be that local buyers won';t ever see the listing.
It does look as though floorplans are not the norm but it may still be worth getting one particularly to show the relationship between the flat and the house.
I would have thought that the particulars ought to specify whether the flat is currently let, and if so, give some information as to the level of rent and length of the tenancy. If not, that should be specified, again with some information about what level of rent should be achievable. In the absence of a floor plan it would be helpful if information could be provided which would allow possible buyers to get an idea as to whether they might be able to convent it into a single dwelling if they wanted to.
The lisitng says that there is a rear garden and off street parking but the photos don't show the outside in an meaningful . If the photo is of the front, why doesn't the listing mention that there is also a front garden? Looks like you may not have as much of a problem but mortgage providers do not like mixed residential and commercial properties since the crash.If you've have not made a mistake, you've made nothing0 -
The photos are about as bad as they could possibly be, but if the property has been on with several agents presumably each agent has taken a new set of photos and they can't all have been as bad as these. If they weren't getting viewings with the other agents that would suggest it's overpriced.0
