Remove all the clutter, everything hanging form the ceiling, halve the stuff on the dresser.
Really nice picture on left hand wall but can barely see for stuff.

And it is completely unclear exactly how much of the building is for sale?
What is the construction - looks non-standard?
Ditch the EA as this need a proper description.
And get rid of the plastic bag on the door handle.

Well, I like their house (what I can see of it!)
And that is the point - not enough photos and need to be taken by someone else! If you are any good at photography you can do it and send them to the EA (although I would be changing them).
I don't think too much needs to be done as people can usually see past the decor.
I happen to think the kitchen is lovely.
There is a fine line between de cluttering and making it too sterile and making it warm but not cluttered. Have a look at some right move pictures and see what you like and how your parent's pictures can be improved.
So new bright pictures showing more of the house/annex/outside space.
A general removal of unnecessary items until it looks inviting but not too 'busy'.
And finally, a mini makeover of the bathroom - new shower curtain/screen/new towels/blind semi down.0 -
So there is a self contained flat within the property........but no mention of it in the details ? Could this not be a massive selling point to some buyers ?I Would Rather Climb A Mountain Than Crawl Into A Hole

At least one poster on this forum has found it impossible to sell a house with holiday letting accomodation attached because mortgage providers would not touch it.
Suggest you go to a whole market provider as if you wanted to purchase and see what they say; NI may be different.If you've have not made a mistake, you've made nothing0 -
The listing doesn't make it clear that this is 2 properties either. The whole things needs to be reworked to stand a chance.
Also if it was built by a relative does it have all the correct building regs etc as this might also be putting people off. Might be worth noting that it is fully up to code in the listing too.I don't respond to stupid so that's why I am ignoring you.

Ok, could you elaborate/link? The holiday letting accommodation is controlled by my parents, as they own the entire building, so the entire building is for sale.
The flat on the ground floor was originally intended for an elderly relative to live in, and was used as a holiday let after that.0 -
I'm with the others, no floor plan makes it very difficult to get an idea of how the house could work for a family. Also the photos are dreadful

In a sense it is very nice and homely but its homely in a very dated way. All that wooden furniture and dark leather sofas etc. when combined with all the trinkets, ornaments and display items, all add up to a house that is extremely hard to see as a modernised family home.
Presumably if they are selling to clear the mortgage they are planning to downsize, and if so will need to clear some of the chattels because the new place won't accommodate them all. That might be worth starting now to free some space either by packing them away ready to move or disposing of some that won't be wanted long term.
Pic 2 - would look a lot better with the pictures removed from the wall leaving just the wall mounted lights and the mirror above the fire.
Pic 3 - all the collected crockery on the dresser makes it seem cluttered and smaller than it is - clearing it might make it seem a bigger piece of furniture in the space.
Pic 4 - hide that heater
All of the above would possibly benefit from those busy rugs removing and the nice wooden floor being on show - not least because it will make it feel more spacious.
Pic 5 - whatever that is hanging from the ceiling - remove! Looks like a junk store - doesn't help the impression you want which is a spacious well organised home with plenty of storage. If you are hanging it from the ceiling that suggests lack of space (even though its more likely to be over collecting!)
Pic 6 - probably OK if taken with the curtains open and back to the windows so as to make the room feel light rather than the camera reacting to the light and darkening the interior. (Same on pic 3 potentially)
Pic 7 - remove the broomstick from the corner and associated attachments. For this one I'd put the blind down (although its as garish as it looks a cheap replacement from B&Q in a neutral colour might be a good investment) and take a photo with a flash to avoid the washed out effect. Its a dated bathroom that you can't really hide too much - that yellow towel doesn't help - remove towels as its a pointer that there is nowhere other than the bath to hang them.
Looking on Streetview the house has a nice sized garden - not everyone will bother to check - its a selling point for a family home - get it included.
Floorplan needed as stated.
Tidied up and well presented it should be flying but its badly let down by the clutter, the photos and the lack of crucial information on the garden and layout.
Edited to add - really weird that they've chosen a rear view rather than front and still left the garden out!Adventure before Dementia!0 -

Ah no it is detached, and the entire building is for sale. It's great that you are all pointing out that you are confused by this sort of thing though, as we weren't aware of that before.0
