I think you may have overdone the decluttering a little :-) - downstairs looks a bit bland - maybe some bright cushions, and some flowers or house-plants would brighten it up a little.
I'd suggest brightening up the outdoor space with some tubs / hanging baskets - at present it looks rather grim, and the fact that the back is so high would make me concerned that the back of the house will be very dark - obviously you can't change the layout, but making it look a bit more welcoming, and, again, more as if you actually use the space, might help - could you paint the brick wall facing the living room windows, to make it lighter, or even have some window-box style planters there so you have some flowers at eye-level rather than a brick wall and concrete pavings..
Picture 8 - it's not clear what that space is, but it doesn't look as though you are using it, which would make me wonder whether it is a usable space - the photo makes it look as if it may be too narrow to be useful for much - perhaps you could put more furniture in so that it is clearer that it is a usable room rather than 'dead space'
A photo of the en-suite might also be useful.
When you actually get viewings, if you have time, I'd suggest ironing the duvet covers and putting some flowers / fruit bowl in the kitchen and living room.

To me it looks very spacious but a bit bland and beige, I would add a splash of colour (perhaps accessories that you can take with you).
Also it lacks kerb appeal, perhaps pretty flower pots and hanging baskets would make it look more welcoming.0 -

What you have said maybe true, but, as a buyer it wouldn't persuade me to look at your house in preference to others. Just because you spent money on the house in the past is no reason to expect buyers to reimburse you. Especially not in a depressed housing market.My house when bought was 120k but required a lot of work.The larger ones like mine were going for around 130-135 at time. The market prices have increased slightly since then. The 6 on my row are as stated previously the largest on the street and the only ones with garden, off street parking and cellar rooms. They are what I would consider as the most desirable on the street. Three of the EA actually valued at above 150k the lowest value was 137,500 Most were around 145-150 so I thought put on for 150 with a view to accepting 140-145.
I am perhaps misguided in this judgement if you believe so please give me feedback it is all most welcome!
You need to be realistic. Buyers will look at all the available information, Land Registry, current prices, etc. and form a judgement on value. I think they have delivered that judgement. Hence the lack of viewings. Nothing wrong with taking a punt on the price and seeing if anyone bites, but as they haven't, sooner or later you will need to review it. Whenever anyone starts a thread like this, the answer is always the same, and is always the one the OP doesn't want to hear - your house is too expensive.
It is a BIG mistake to believe some of the estimates EAs give you. After all, they have a vested interest in getting you to list your property with them. A standard ploy is to get you to sign up at an inflated price then "advise" you reduce it over the weeks. They still end up with the commission, but they hooked you at the start. Of course, I don't know anything about your specific EA, but I'd have asked them, based on the current market and realised prices for the area, how they arrived at the figures they did before signing up with them. If they are honest, I suspect you'll find a set of darts or pieces of paper in a hat were involved.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -

With regard to the EA valuation I certainly agree they inflate the prices hence why we did actually go for about the middle valuation. I did still think it was overpriced (I am hoping for about 140kish) but i thought that it wasnt massively overpriced and there was room for negotiation then on my part. What I didnt want to do was have a price and then not be able to negotiate as I realise in this market I have got to have some negotiation.
We have contacted the EA today and new photos of the front and garden and extra photos are to be taken Monday as well as a floorplan. We are also going to discuss a price drop even if its only a couple of grand to begin with. The other half has also purchased a new white loo seat as I have berated her enough for the ghastly pink one and we have bought some bits and bobs for other rooms.
Do you or anyone else have any further views on the pictures,price etc so we can get these no photos and pricing right this time?!!0 -
1, Front picture needs to focus on your house -so not the terrace
2. dont take a picure of the hall and for vieiwings i'd move that table - its out of keeping and looks like an obstacle
3. a different angle of this room maybe - does it hold 2 sofas - looks like there is only one and the kids table (that should be moved for viewings.. )
4. add a runner to the dining room table - so there is some blue -and less of a block of orangy table - a plant on the table (a nice white orchid?)
5. i'm not keen on the 'flower wallpaper' in the kitchen - so i'd minimise that as a 'feature' of the photo
6.as you've said - change the toilet seat - and make the angle better - no one needs a close up of a toilet (pic 7 lose it"!)
8,i really like the purple - but others may not -does the room look better - the other way round?
9 - would the bed look better 90 degrees around - at the moment it looks as if its a small room and only a tiny bed would fit (you said it was big?)
10 - looks ok but small
i'm not sure about the outside space - you need a few pots - to make it look liek somewhere you could sit?
Sorry my list is long - but its not been 'finished' if you know what i mean - andlittle tweaks make a big difference - i'd also add fresh flowers

Hi All
I have had the EA back round for more photos/ floorplan etc taking into consideration all feedback. I have also dropped the price slightly in a hope to garner more interest.
What do we all think of the updated listing?

I would definitely look at it. Clean and tidy floor plan is fine. Even the back garden would be ok as we have a motor bike lol. Maybe get some paint on those walls and gates and put some tubs or shrubs in to give some colour. Maybe borrow a BBQ and table and chairs etc to make it look funky for summer.Living the dream and retired in Cyprus :j
