House up for sale - Feedback

Hi All,

We currently have our house up for sale it wont let me post the link so if anyone else can do so it would be much appreciated! The house is 150k and is on Currock Road in Carlisle and would be interested in your feedback of the photos and any improvements etc you could suggest to help with the sale. We have had the house up for sale for 3 weeks but have had no viewings at all I realise this is not a great deal of time but I thought we would have had some interest!!

Its made worse by the fact that we think we have found a house we love in the current market (although not ruling others out in the future should anything else become available whilst waiting to sell ours) and are worried about losing out on it due to not selling ours.

The final problem is that to be able to afford the new house we couldn't afford a huge amount of movement on our price unless the seller of the other house would be negotiable which I doubt as that one has been dropped by 20k over the course of the last year.

Sorry for the rambling post!
Any feedback on anything mentioned would be greatly appreciated! :)

    I'd immediately say price is the issue esp with no viewings.

    There's a 4-bed (loft conversion) on the same street for £149,950 which IMHO is closer to 'walk in' condition for decor than OPs.

    This 3-bed on Currock Road sold for £114,000 in Feb 2013. TBH, I don't think prices in Carlisle have risen by 30% in the last 12 months.

    Any how, price aside, feedback

    + No floorplan
    + Pic 1 Can't tell which house is for sale!
    + Hallway pic, adds nothing
    + Pink lav seat!
    + Main bed, looks dark with purple
    + 2/3 bed, unless selling to a family with toddlers, would need redecorating. Restricts market!
    + No pic showing off street parking at rear
    + No pic of cellar - why (damp?)
    + Not sure emphasising the outside toilet is good idea, this is 2014!

    Change the toilet seat for a white one.
    Take the table out of the passage way, as it looks like it is blocking the path.

    Why is there curtain poles but no curtains ?

    My first impressions (knowing nothing about Carlisle):
      The other properties at the same price look grander on the whole, feel like I could get more for my money from these.
    Although your house looks like the decor is in a good state of repair, a lot of it is to your personal tastes and might not suit other people, so they feel that it needs work because of this (the purple bedroom is probably the worst culprit but every photo has something I would want to change, e.g. patterned wallpaper, pink loo seat, childish decor)

    Do you really need 2 pictures of the possibly offending loo seat? (yes I know it takes 2 minutes and £10 to get a new one but people don't always think like this)

    The roof looks a little wavy on the first photo.

    The children's bedrooms make you think that the rooms are small. Would the rooms fit a double bed in and still be usable? If so, then it might be better to photograph them like this, or leave out photos of these rooms entirely. People can then look at the measurements rather than the pictures.

    There's no garden, this would put off many family viewers. Could you put some pots in the yard and make it look like a usable space? If so, then maybe do and add photos. The fact that there is no photo makes me think it is tiny and unusable as outside space.

    It's got an extra bedroom, bathroom looks bigger, the decor is more neutral, you can see there is an outside space and it's £50 cheaper.
