    It is very dispiriting especially as we expected it to sell no problem or at least have some viewings and feedback!!

    The feedback has been very insightful though and the more the merrier so keep it coming!

    Up here in Carlisle the house prices are exceptionally cheap a lot of people from down south buy second homes in the surrounding villages of mansion size that are cheaper than some 1 bed flats in London. The cost of living is much cheaper up here!!

    Looks like a lovely house have to agree as a woman toilet seat needs to go... also i would pick up the creamy colour rug in bathroom as it looks a bit grubby... bathroom looks lovely.. agree move the toddler bed to the outside of the room looks rather silly in the middle of room... Also bed in purple room looks a bit bland do you have any matching cushions etc to put on bed... red flowered paper in kitchen is bit too over the top would have been better with just a painted feature wall. however the kitchen looks lovely I would love a kitchen like that.. good luck with the sale

    Just checking Rightmove, within 1/2 of a mile of your postcode, there are many properties I'd look at before yours. For example

    The last of these is a 3 bed semi with a garden, for £125K (ok it has awful wallpaper).

    I think the purple toilet seat is the last of you problems. In fact, pretty much every house at £150K or under within 1/2 mile of your house seems better value.

    No. 113 on your road (with 4th attack bedroom) sold in December for £125K. It also looked to be in very good condition. No 101 sold for £125k in Jan 2013, which is £15k below what it sold for 6 years earlier.

    I don't envisage you'll get any viewings in the near future at £150K. It gives the impression you are not realistic about selling. Sorry if this sounds harsh, but the sales data show houses near you are still below their peak values.

    One more comment - the photos are not very good. I'm not talking about wall colour. They make the rooms look small. The EA should use a professional photographer who as a wide angle lens (e.g. 12 mm). The photos should try to capture as much of the room as possible. You can tell these aren't professional. For example, for the bedroom, why isn't the whole bed in the photo?

    I think you might benefit from redoing some of the pictures - the current ones make 2 of the bedrooms look small, and you can only see half of the living room.

    Also, better outside photos, and a floor plan.

    I suspect it is overpriced based on the other properties people have posted.

    Also - the outside picture - which house is yours? Is the roof really uneven, or is that just the photo? and what is with the green pavement?

    When we sold our last house I retook photographs of the rooms I thought were unflattering & sent them to the agents. Saved a lot of time.I also rewrote a lot of the description.

    We did the same with photos - got our son, who is a wedding photographer as well as does landscapes, etc, to redo our pics with a decent camera and some editing. Began then to get viewings! Your house looks nice, if a bit bland to me - I would have a few more pictures around also a bit more on kitchen worktops. I agree get rid of the purple. Put some pots out front. I liked the loo seat - a good pop of colour, would have been even better with a couple of matching towels! Good luck!

    The photos do not do your house justice particularly the upstairs photos. The childrens bedrooms don't look anywhere near the size they actually are.

    The other house in the your street is more neutral in colour and a potential buyer would have little immediate work to do. However your purple bedroom will put people off.

    You need to look at the housing market in your area are houses selling quickly? Have any been on the market for long periods?

    You may well just have to be patient.
