Hmm, well you've got the traditionally busy Easter for house viewing coming up in few weeks so you could put in a big effort to redecorate, get new pictures by EA and get back on the market with clearer steer on price.
If you do nothing and Easter drifts past with no interest, that would be a bad outcome.0 -
OP, you keep emphasing the room sizes, and I appreciate these are on the details, but maybe a floor plan would help too. many posters on here who are looking to buy houses say how important a floor plan is.0

I have to ask why you think your house has increased in value by £10k for each year you have owned it when all the other houses in the area seem to have dropped or at best stagnated in price.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -

I have certainly taken that into account and we are going to contact the EA agents tomorrow to request a floorplan as well as a picture of the front garden, a better pic of the front of the house and extra pictures of the bedrooms from a different viewpoint.
Oh and the bloody toilet seat is getting changed tomorrow and new photo of the bathroom (I have told the other half that this forum is in agreement with me about the god awful toilet seat!).
Do we all think this would suffice rather than taking to major steps of a redec of the purple bedroom? And I really dont want to change the other bedrooms decor at the minute as they are not long done and our little ones adore them!!

If the front is your main outside space, I'd try and get a closer shot of it with some nice pots or something in it. You can't see the lawn and I think you should be able to - a bit of green makes me want to see more. We wanted a house with a garden so I would have taken a quick look at your photos, seen no garden and moved on. We were looking at a LOT of houses so I didn't always read the description. Stupid? Perhaps but I bet others do it too. Try and get more of your house and less of next door in the pic as well.
I think the downstairs photos are pretty good.
I'd probably change the loo seat (after all, you wouldn't want a potential buyer thinking it was included with the price when you are, I'm sure, desperate to take it with you) and can you manage to get a shot of the bath/shower?
I'd paint out all or most of the purple in the bedroom. At least paint the window wall in a neutral colour. Could you perhaps put something in the fireplace too? Just a vase of sticks or something to make it look less empty.
I would rearrange the furniture in the toddler room. The bed in the middle looks a bit odd, like perhaps there is no good place for a bed to go. It would look better at the side, I think, or wherever you would expect an adult's bed to go. Also, move the toy boxes out for the photo, they're a bit plasticky! Clear the teddies off the wardrobe too.
I'm not sure how you could rearrange the nursery but I'd give it a go. Having the cot on the left in the photo makes it look cramped but I think it's probably a nice size really.
Add a floor plan - I hate listings without.
I hope I've not been too fussy! We actually have what looks like a very similar house but yours is in much better condition than ours so it would be a house I would view if we were nearby and looking

If you think that the redecoration of the purple bedroom is a major step then buyers might too. I think you can be much more flexible with kids bedrooms in a family house.
I think the house is presented well generally. We are having the same issues as you. I must say though - you've well and truly won the toilet seat debate with OH!!0 -
I think the problem is, the bedrooms are currently decorated and furnished for very young children. This makes me presume that they are tiny bedrooms. When I checked the measurements, then I could see that they were decent sized rooms, however many people wouldn't even get that far.
The front garden seems very small when I went back to the photos to look. Not sure it adds much to the value but definitely do your best to present it and the back yard as well as possible. Put out a chair and tables, pots, hanging basket, tidy up the path and stonework, make people want to sit outside and imagine themselves using the space.
People don't look past the paint colours, particularly not when it is being marketed as immaculate and in need of no work. People imagine themselves having to spend every weekend painting, it puts them off or makes the drop their offer price to compensate. If you think redecorating the purple bedroom is major work and don't want to do it, then why do you think it won't appear the same to potential buyers?0 -
In the other house, I can see the period features. I thought what a nice fireplace and the kitchen although small, actually looks quite light and airy. There was very little I felt I would need to do immediately. The outside place is shown and although limited, it's presented well.
Your house, it looks like a modern house, decorated to a different taste to mine.0 -

My house when bought was 120k but required a lot of work.The larger ones like mine were going for around 130-135 at time. The market prices have increased slightly since then. The 6 on my row are as stated previously the largest on the street and the only ones with garden, off street parking and cellar rooms. They are what I would consider as the most desirable on the street. Three of the EA actually valued at above 150k the lowest value was 137,500 Most were around 145-150 so I thought put on for 150 with a view to accepting 140-145.
I am perhaps misguided in this judgement if you believe so please give me feedback it is all most welcome!

It's a lovely house & in another area it would fly off of the shelves, but obviously the market in Carlisle isn't as buoyant as it is down south right now.
The only thing I didn't like was the colour of the toilet seat, but that is of no consequence as I & probably many other buyers, would always buy a brand new toilet seat when moving into a new house anyway. Some of the rooms are decorated in a way that wouldn't suit me personally but again of little consequence as it's all bright, clean & modern, so far, far better than moving into a dingy dated property where you need to get on & decorate straight away.
It's a big plus that you have an upstairs bathroom & rooms are all a very decent size. Not sure of how the price is in your area, but it seems dirt cheap to someone used to London & surrounding area prices.
Hope someone comes along who falls in love with it soon. Must be dispiriting not to have yet had any viewers.The bigger the bargain, the better I feel.
