But it IS in London ......so that's the general price region even if it's a tad too high.
I think I'd seriously consider dressing the house and making it look more like a home -if not a tidy up with a critical eye ....Maybe an honest mate-you're so familiar with the property you can't really see it as others do. A fresh set of eyes will pick stuff up that we haven't seen from the photos
Good to hear you can ditch the EA in a short time...... I'd want rid for the photos alone-What were they thinking !! You know what you'd be paying them to sell the house- decent photos at that amount are surely a given !!
If it were only a £90K flat is an unfashionable city, then the quality of the photo's, and the lack of dressing, and lack of floor plan would be almost acceptable, but at the price you want, I think potential buyers want to see that some thought has gone into selling it to them. They know that prices are rising, that prices are high, and in my humble opinion they resent the don't care attitude. Yes they know that's what they've got to pay, but if they have a list of 20 flats to look at, that's not going to be top of the list.0 -

I think you've hit the nail on the head.
I'm going to stay with this EA while I'm doing the flat up - if someone pays the asking price during this time then great, if not then it's fine cos I know the work needs to be done
Apparently EA went to property this morning with a real camera to take some proper photos - We'll see what they come out like this time....
Tested a colour on a part of the wall today then went and bought loads from Homebase as they've got a 3 for 2 on Dulux at the moment. Also bought new flooring for the kitchen and bathroom. Currently laying flat on floor so make sure it's completely flat, then will cut and fit next weekend.

IF the EA aren't lying about getting plenty of viewings, then the current pics are doing their job well enough to wait a week.

True, I have rarely seen such a poor selection of photos.
Last time I sold, I checked the agents listings on other local properties and chose the most professional looking agent based on how they were presenting their customers' properties - and I checked that floor plans were standard.
However this gives you the opportunity to do a double take and get the new photos done after the spruce up. I would almost be inclined to delist and relist when really ready.0 -

Just hopped on to check if the pictures had been updated on the website etc. Can see there are new pics, but no floor plan yet. What a difference with the new pictures though - am sure you agree!£12k in 2019 #084 £3000/£3000
