    It does look bad doesn't it.
    I've not realised any if these things until they were pointed out to me. Certainly needs more colour and more of other things too.

    Will get EA to do floorplan ASAP - it is 101 SqM, excluding utility room, but obviously nobody will know that.

    Yeah I've been looking at those too, they're quite nice. Dread to think what the service charge is though.

    No point in me getting all arsey and telling you you're all wrong with the criticism, when it's clear you're all right :)

    Consider taking the whole sale process to Housesimple. I know about this pure online EA as I came across them when searching for a BTL.

    You can pass the many £1000's of saving on to incentivise buyers. If you use Housesimple you need to work with them to get professional photos and floor plan organised. Housimple is one of the cheapest ways to be in Zoopla/Rightmove.
  • I can't see if you have your own front door or a communal hallway. Have I missed that bit?

    Own front door - the communal doorway is only for the top 3 flats. My entrance is on the side of the building. You see where the small conifer is? Well behind there are 4 or 5 steps leading to my front door.

    Right, plan for tomorrow:

    Go to flat and paint one wall with some Dulux Matt Almond White paint. If it looks good then do the rest of the house.
