    Have to agree. When I was last looking (admittedly for a much bigger place) anything without a floor plan simply wasn't in the running.

    Floorplans are essential. People want to know the layout, so they can work out if it'll work for them, or if there's an opportunity for tweaks/changes to fit what they want.

    The people that'll be buying it, based on its current condition, are most likely to be wanting to do things to it .... making the floorplan even more essential.

    Most people won't phone for an appointment, then take time to travel there/back (which could be anything from a 40 mile to a 100 mile round trip) just to find out it's not doable for how they want to live.

    I'll give the EA another kick regarding the floorplans - I hadn't realised they weren't done.

    Also picture 12 your dining area is there damp in the bottom right hand corner or is that just the light. It looks a weird colour.

    In the bedroom I know you can't do much with the dark furniture but a lighter pair of curtains at the window perhaps a yellow or cream would make a huge difference.

    I got a pack of creamy coloured ikea curtains and they have made a massive difference to my lounge you wouldn't think it was the same place it's so much lighter.

    If you needed dehumidifiers are you still keeping them on regularly if no one is in there?

    Obviously keep them out of sight because you don't want to broadcast it to a buyer but I bet popping a dehumidifier on makes a massive difference to moisture levels in a basement flat. Also important to ventilate it regularly so it smells nice when you get viewers.

    I live in a small terrace and I know that it would be easy for damp issues to develop if I didn't heat my house properly and ventilate it properly. I dont have an issue because I'm proactive about keeping it nice. I know neighbours have told me they've had problems with condensation in windows and damp cellars etc

    I only mentioned it as a. I really like looking at floorplans, and they'd make a big difference to whether I'd view or not, and b. I noticed it was a month ago that you said the EA would do them 'on Monday' - rubbish EA! :(

    Just snuck back to have a catch up on progress since the new pic's went up. Great to hear you're getting more interest and that the nagging paid off there. It's a real shame they still haven't organised a floor plan though, I think it was last month you posted saying they advised you the floorplan should be up by the following monday - I'd remind them that they told you this when you next speak to them about it, especially as you can use your posts on here to help you advise them of the dates they told you it would be done by.

    Right, lots of viewings now, still no offers yet though.

    Gone with a second agent (the ones we bought it through) and they immediately put a floorplan on. They still had it on file.
    This of course prompted first estate agent to finally do theirs, although their measurements are a bit out when compared to the room measurements in their description.

    New photos are up and all rooms have been redecorated and had good photos taken now.

    A lot of questions raised have been about the lease - only 65ish years remaining. I'm in the process of writing to the Freeholder to get an extension, but he is notoriously hard to get anything out of, even if just a simple 'no'.

    Any further advice from you guys and gals?

    Neither of your listings mentions the remaining lease term. This agent behaviour just wastes buyers time. Did your valuation include subtracting the £30,000 cost of extending + value loss due do unmortgageability?

    You can and should use your legal right to extend, there's a process whereby you can get paperwork in your hands to give to buyer that allows them to extend immediately instead of waiting 2 years. This document alone increases the value and eases the sale. Estate agents never mention this as they imagine a quick sale and their commission, rather than all the time wasting they are causing.

    Never mind the valuation, your property may be near unmortgagable, restricting your market to cash buyers only.

    Yes, the price reflects the cost of the lease extension.

    I'm also in the process of doing the lease thing you mention too. Currently awaiting a reply for the freeholder.

    Why only four photos on the Dexters listing?

    One photo of the outside of the house, one photo of a tree, so only two photos on the inside of the house, despite the fact that there are six rooms.
