    That's what I don't understand either, the bedrooms are fantastic, probably the best bit about the flat, and are both recently redecorated.

    Great idea about a test viewing though - might get my parents to arrange a viewing and pick faults!

    I've taken on board all the comments over these pages and have sent a harshly worded email to EA. Strangely enough the are arranging a proper photographer to attend on Monday and take photos of all the rooms! and are arranging a floorplan too.

    This is the first time I've sold a property so they probably picked up on that and are taking advantage of the fact.

    Not directly on flight path no, maybe 10 planes a day, usually around midday.
    School is usually not an issue either, but both valid points



    Keep the criticism coming guys, you've proved to be fantastic so far and I will be going there to make the place look more appealing.

    The photos do it no favours at all, it needs a full upgrade really and at the very least a new kitchen and carpets.

    Used to live there, 3 years ago. Didn't need to bring them with us.

    Okay here goes, some of this has already been said,

    Pic 1 - Outside

    House looks unkempt. The weeds aren't a good start but the exterior of the property screams neglect.

    Pic 2 + 3 - Lounge

    Firstly they don't show the whole lounge, they also look really dark. I would paint the walls white, the current colour is leeching light and space. Add curtains, dress the room.

    Pic 4 - Kitchen

    Shelves are a huge distraction. The opening is that to a cupboard or is it to the hallway, either way you need to repaint the wall as its dirty and add a door. Why is there no door on the cupboard next to the cooker. You need a photo from another angle as currently where do a fridge, freezer and washing machine go.

    Pic 5 - The Hallway

    This is just unforgivable, it is the first part of the interior any buyer is going to see and it is dirty, dark, humidifiers present, junk on shelve and a crap picture on the wall.

    You seriously need to remove the humidifiers, clean the carpet, replace the light shade, repaint the walls and door preferably in white. Following this when the estate agent takes the picture make sure all the doors are closed and the light is on.

    Pic 6 - Bathroom

    Why does the picture not show the whole bathroom, this to me says you are hiding something and would stop me from viewing. Again you need to clean and repaint. What flooring is there in the bathroom from what you can see it looks rubbish.

    Pic 7 - Toilet

    Toilet seat should be down, walls either need to be cleaned or repainted as it looks like there is more damp in there. Why is there a table next to the loo. What is the black thing by the tap. Clean the window and surrounds.


    For not very much money and some effort this flat could look so much better.

    It needs a full clean and repaint in most rooms. I would clean all the carpets. I have a cat who doesn't have problems but I invested in a vax carpet washer which I use every 3 to 6 months. You will be amazed the first time you do it how much dirt comes out. Also hoover before and after you wash the carpets.

    There are no pictures of the bedrooms or outside, again I would be asking what you are hiding.

    Any junk that has been left on shelves or lying around needs to be binned.

    It mentions spacious parking, but it doesn't look that spacious in the first picture, this does also depend on how many flats there are.

    Is there a communal hall, if there is make sure this is tidy and clean.

    Off course you don't have to do any of this but it will cost you.

    You could go on Phil Spencer's 'secret agent' tv show :-s tbh 3 weeks is no time. If it had been three months I'd be asking questions. Many house/flats take a year or so to sell, just be sit back and wait.

    You have a lot of very serious competition, some of the results are crap, but there are a lot of very nice well presented properties. You should be looking at the competitions presentation and trying to bring yours up to their level.

    P.S. I think nickg2000's advice is wrong.

    Repainting and cleaning might take you a few weekends or weeks, but it could save you months of time and make you lots of money.

    Wonder what the problem could be. Needs better RM pics? Everything to be painted white? The smell of freshly baked bread? A new estate agent?

    Put it on for a million and see how long it takes. Then offer it for a pound. Somewhere between those two figures is the correct price to sell.

    Funny thing is, based on a viewing, yes, cos the rest of the flat is wonderful. I've had a proper moan at EA telling them they need to sort it out if they want any hope of seeing any money from me and to get their !!!!!! in gear. Followed by email too to make sure they understood what I meant.

    I am going to repaint it all over the next week though, and I'll be getting the gardener round too.

  • It looks like a crack den. Alright, perhaps not that bad, but bloody hell, it is a depressing looking place. Damp, uncared for, expensive (service charges?). I found a 4 bed semi detached house a mile and a half down the road for £374,950. Needs some work but a country mile better than yours. Found a stunning, modern 2 bed flat 1.5 miles away - £325k. It might be smaller than yours (I can't find your floor size) but it is in immaculate condition in a modern block.
