My flat has been with EA for 3 weeks now, and they've had the keys for the last 2 weeks to conduct viewings. They've told me that quite a few people have viewed it, both private buyers and investors, but nobody has made an offer yet.
With those photos, I'm surprised that you've had any viewings.
Your EA doesn't seem to be on top of the job - they should be ashamed of the photos and presentation of the flat. What are you paying them for if you have to start taking your own photos and genning up on stuff the EA should be advising you on?
You should be getting more precise information back from the EA about why no-one is offering. Whoever is showing viewers round must be getting a feel for what is putting buyers off.
There's lots of good advice above about improving the presentation and photos but, if people are coming through the door and not offering, there's more to it than poor photos.0 -

It's only been on the market three weeks. People are viewing. So, either, there's something about it that isn't working in the flesh, or the right person hasn't seen it yet.
If and when the viewings dry up, then's the time to lean on the EA to improve the photos and details. But, until then, ask them about the post-viewing feedback. Unless they're truly incompetent, they'll be following up with everybody who's viewed it, and they'll know what the problem is - if there is one.0 -

Lots of viewings and zero feedback implies something not quite right. Whether that is agent exageration of the numbers of viewings or agent so disinterested there is no feedback formal or informal (I assume these are accompanied viewings and the EA isn't just giving them a key-although it might explain the lack of feedback)
I'd be asking the agent a few questions......and considering how few photos there are the loo seat photo says disinterested agent to me. It's the 10th cheapest out of 25 within a 1/4 mile area, and it's the largest in terms of floor space of all of those, with the next biggest property for sale at more than £200k more than mine!
I'm curious, where did this "stat" come from? If I do a search on your postcode for 2 bed flats within 1/4 mile yours comes out as the most expensive: Rightmove Search And there aren't 25 2 bed flats listed (4 if you exclude retirement homes).
Personally I don't think there is anything wrong with your listing. It is grim and makes the place look like a real dump, but if you are getting viewings then it is doing its job. Is the place in reality worse than the photos?? _pale_
I don't know the area but If I were looking to buy, I might include your place in a weekend of viewings along with the others in the area but there are a couple of questions I would ask myself:- How desperate must the seller be if he has knocked £15k off the price after a fortnight of listing and how quickly is he going to reduce again.

If I were in your position, the first thing I would do, before taking new photos and rewriting the listing, is to ask the EA what feedback those that did view give. And if he hasn't got any, tell him to get it. After all the viewers are the only people that can tell you for fact why they didn't want to buy it.

p.s. According to the listing yours is a "periodic converted flat". Does that mean it comes with a table? :rotfl:Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -
Without doing any homework the photos are awful and far to dark. And are those 2 large dehumidifiers in one of the photos? This would worry me.
I'll second that about the humidifiers - it suggests you have damp. Your agent hasnt done a very good job with the photos - they do look dark which implies you dont get a lot of natural light. I would ask that they retake them with better lighting.0 -
I would stick my neck out and say the photos are not your main issue here (although they could be better). I know that area well and the truth is that people don't expect 'amazing'. Looking around long enough the buyers will know what type of flat it is and what to expect. In FTB land that is actually quite an appealing flat.

The things that struck me before looking at what other people had posted were the awful pics, so dark & make the place look like a dingy dungeon.Then the 2 dehumidifiers standing there, letting people know that there is in all likelihood a bad damp/condensation problem.
The kitchen looks awful, so small & cramped looking & why does most of the bathroom picture consists of a cheap old shower curtain rather than a nice shower screen as a selling point?
And why oh why do some ea's insist on taking a picture of the wc??? Every property has a wc, it's not as if it's some fantastic extra you are getting with a property so essential to picture it so viewers can see for themselves it's included in the purchase price.
The flat seems a little expensive, but then I'm not familiar with your area, but for that sort of money I think I'd want a bit more light & at least one room to wow! me.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Maybe its the 75% increase in the price in 5 years. Noise from upstairs?0
