    Moisture from cats? Is there a cat wee smell about the place and lots of scratch marks?

    Getting better photos, a floor plan and dressing the rooms would really help I think. You've said the property is empty, is the heating on? Just thinking that walking into a cold flat might put some people off.

    Around my way you could knock the first "3" off of the asking price.

    How many more "why isn't my house/flat selling" threads will there be on here where the first answer is "get some decent photos"? I assume EAs think it is so easy to sell any house/flat in London these days that they cannot be bothered to do even the basics properly.

    Most buyers' first impressions of a property are from the photos on RightMOve/Zoopla etc so why not invest in getting decent ones???? Ask at your local camera club and anyone there will be able to take better photos that show your property in a good light (or at least the best light possible given it is a tired ex-rental with de-humidifiers everywhere).

    But it IS in London ......so that's the general price region even if it's a tad too high.

    I think I'd seriously consider dressing the house and making it look more like a home -if not a tidy up with a critical eye ....Maybe an honest mate-you're so familiar with the property you can't really see it as others do. A fresh set of eyes will pick stuff up that we haven't seen from the photos :)

    Good to hear you can ditch the EA in a short time...... I'd want rid for the photos alone-What were they thinking !! You know what you'd be paying them to sell the house- decent photos at that amount are surely a given !!

    I too immediately thought that. Get the photographs retaken especially the outside. Should be showing the whole building. In the description can say ground floor flat.

    If I viewed and saw those dehumidifiers I would immediately think there was a damp problem.

    I agree with other posters about the photos being too dark & the dehumidifiers being a worrying sign.

    Agree with the others. Terrible photos. I'd also spend 2k on it. A big skip and a '60 minute make over'.

    On an unrelated matter I'm glad I live up north. Just spent 60k renovating a lovely 4 bed semi with a huge garden. New kitchen, Central Heating, 2 Bathrooms. In a great area and still only £225,000 ish.

    I do think the OP should also be asking the agent how many viewings there were and when given the number ask what their feedback was.

    I agree with PPs - the photos are awful - very dark and badly done - also the description is really skimpy and badly written (A 'Periodic house'!? What is it the rest of the time? ) There are also little things - you can't tell, either from the photos or the description, whether the bathroom has bath & shower, or just shower - as only the sink is shown you can't tell what kind of state it's in.


    Lack of a floor plan is a no-no at the best of times, but given that this is a converted house (so no obvious / standard lay out) AND a big selling point is potentially the amount of space, it's a huge lack.

    I looked at it and thought - looks a bit dark, and wondered if it was just bad photos, but then read the description and looked more closely and saw it was a 'sub ground-floor' flat, which made me think hat the darkness was probably the flat, not just the photos. Similarly, that coupled with the dehumidifiers would ring a lot of alarm bells about it being damp.

    The outside of the house looks uncared for a tatty - lots of weeds in the gravel, paint appears to be peeling and it looks generally a bot run down, which would make me wonder whether the freeholder looks after the property and how big an issue that will be - it feels a bit catch 22 - either the freeholder / management co. is not doing a very good job of maintenance and upkeep, which could cause problems down the line, or the tattiness is because it is due to have work done in which case there may be cost implications in the near future.

    It wouldn't necessarily put me off if I were a potential buyer but I would certainly be asking those questions at an early stage - have you discussed this with the agent and looked at the best way to address it?

    Why no pictures of the garden? I completely missed that there was one until I read the earlier comments on this thread!

    It would also be useful to know how many flats are here in the house? I would imagine that having parking is a big plus, but is there enough for every flat, and are there any rules about things like how many vehicles any one flat owner can park there? from the photos, it looks as though there would be space for 4 or 5 cars, but that any more than 2 and someone would be blocked in, which is not ideal.

    It's a basement flat - I would wonder about noise. Can you hear the upstairs tenants? Are there rules in the leases about not having hard floors?

    I appreciate that not all of these are things you can change, but I think some of them could be dealt with by having a better description and/or better photos, and they may also reflect on the price which you can realistically expect.

    I'd also ask the agents to let you have the names of the people who have viewed, and ask them what the feed back was (and to follow up and ask for feed back, if they didn't bother at the time)

    I am about to move house (DV) - when mine was being marketed, my agents told me ion advance when they were doing viewings, and how many, and phoned be after each viewing with feedback, which included comments made as people were looking round, as well as any more 'formal' feedback.

    Some of it was stuff which I had no control over - one person didn't like that the neighbours have a dog, for instance, another was upset the house only had 2 bedrooms (impressive reading skills, obviously!) but it at least let me know that the agents were on the ball and engaging with viewers, and as I had names and times for each viewing, I knew they were were actually happening.

    Things you can actually change; - better photos, better description, floor plan, dress the house so it is less 'abandoned ex-rental' and more ' potential home'

    The weeds around the front steps give it a charmingly negelected feel.

    Even if I'd viewed and wanted a reminder of what it was like I'd probably be too depressed to make an offer after looking at the photos again.
