Why Has Nobody Made An Offer On My Property

Hi Steve2005. I've just been through the same exercise myself, asking people why my house isn't selling, and whilst it wasn't necessarily a pleasurable experience it was very useful.
I had exactly the same issue with my house looking dark, too much light coming in through the window can create a lot of contrast with the light in the room. Either try taking the photos with all of the lights on and with a big flash or choose a time of day when the light inside and outside are around the same. It stops the contrast between the dark room and the bright outside. It really made a world of difference to my pictures.
I was also told that I'd de cluttered too much and that I needed to add more personal touches like pictures and flowers for the photos. Maybe even a few nice cushions on your sofas and some high end toiletries on your bathroom window sill.
Obviously I'm no expert as my original photos were dark, dingy and uninviting but the advice that I received on here has made such a difference.
Good Luck!0 -
I'd be worried by the dehumidifier collection too, ask them to take another picture. Do your carpets and cats produce much moisture?0

All the advice given so far has been great. You guys are awesome.
Things to do this weekend then:
1. Take better photos, with a real camera - not during daylight where the sun glares in.
2. Hide dehumidifiers
3. Take better photos with a real camera....... :P
4. Get the garden sorted out
5. Give my EA a kick up the back side for not thinking of these things.Mortgage free for 5 months :T Then got another mortgage:rotfl:0 -

They did - we don't live there now, and we've got 100% wooden/tile flooring in house now. And a Roomba.Mortgage free for 5 months :T Then got another mortgage:rotfl:0 -

1. Take better photos, with a real camera - not during daylight where the sun glares in. Maybe a few pictures , throws, to add a bit of colour and depth to the photos too ? Ipads take really good photos-I'd blame the photographer
2. Hide dehumidifiers Definitely
3. Take better photos with a real camera....... :P
4. Get the garden sorted out Few flowering pots giving a splash of colour can make a massive difference
5. Give my EA a kick up the back side for not thinking of these things.I Would Rather Climb A Mountain Than Crawl Into A Hole
MSE Florida wedding .....no problem0 -
Take a look at the photos available of similar properties and switch to one of the estate agents that took decent pictures. There's no excuse for taking photos on an iPad so ditch the EA now if you can without it costing anything.0

Definitely needs a floor plan as well as better pictures. Apart from it looking dark, the photos don't suggest that some of the rooms are really good size, and you need that to offset the small kitchen. Can't comment on the price as don't know the area, but in my part of the great metrolops I am getting the impression that the market is cooling a bit.0

Estate agents don't think....They just do the minimum and then charge you an arm and a leg. How long are you locked in with this agent ?
Not long at all - he said he could get a sale very quickly so I said he wouldn't need a lengthy contract then.Mortgage free for 5 months :T Then got another mortgage:rotfl:0 -
There's no floorplan, the rooms are depressingly dark, the toilet seat is up, (I'd sack the agent for that) the kitchen is bare, there's no "love", no vision of what it would be like, (given that I have no imagination).
My first thoughts were "Soviet, Family home 1962, moscow"
My second thoughts were something not relevant, but "£90 to £150K is about it's value outside of London"
Wouldn't it be sensible to dress it ? make it look like a home.0 -
Some things that I've noticed:
What's the satellite dish doing down there in the first photo?
In the kitchen photo the shelf on the left looks like it's falling apart from the angle you've taken the photo. I've figured out what's going on with it but collapsing shelf was my first reaction.
The photo of the hall way looks far too miserable, maybe you could paint it brilliant white and clean the carpet and take the photo again.
And then you've got a photo of a toilet. What's the point?
I think you can do much better with the photos.0
