My guessitmates of places I know:
North Merseyside - Formby would be £350K, Ainsdale £325K, Southport £300K
Derby - Mickelover would be £300K, Chellaston £240K
York - Within Ring Road £400K, In the sticks (say 5 to 10 miles out) £300K
Hull - £12.50 and a deep fryed mars bar:rotfl:
Where do you get to if you go North of Hull or Formby? Much further North.
Clue - I took the train down the East Coast today, and we stopped at Berwick-upon-Tweed, Newcastle, and Darlington, BEFORE reaching your 'North' of York ....0 -
Regardless of issues such as size, location and price, the pics aren't up to much:
pic 1 - little curb appeal, mainly showing a muddy, weed strewn drive. Other features to note appear to be mock tudor beams and a garage door which need repainting. The beam/flashing above the front door looks ropey too.
pic 2 - shows a rather bland, and cavernous room. Uninspiring. You can see the conservatory, but there are no pictures of it. Why not?
pic 3 - a cramped and dated kitchen. Curiously empty - would the odd kitchen gadget / bowl of fruit etc help? It would distract from the dated units cooker hood and 1980's tiling.
pic 4 - another bland room - some colour might help. The reflection of the curtains in the mirror makes the room look slightly messy.
pic 5 - very bland, and the detail of the room isn't clear unless you view the large size picture. No picture of the en suite either. Why not?
pic 6 - back garden doesn't exactly look tidy does it? Do you think this shows off the garden to its best??
pic 7 - odd to have the stairs in the living room, which won't appeal to everyone. Other than that, it's a good study of 2 sofas which have clearly seen better days. Would it have hurt to plump up and straighten the cushions?
pic 8 - see pic 1.
Hope that helps!0 -
The train line behind will probably be an issue. Given the price, if there is other housing available away from the line then a lot of people would most probably chose that over something close to a train line. This is a system account and does not represent a real person. Apologies for being blunt OP, but it falls into neither true *fixer-upper* project nor *aspirational lifestyle* ready to move into categories.....and as such it's hard to work out who your target market are.
IMHO - particularly from the lack of attention that has been paid to prepping for sale/EA to take their (not very good) pics - it looks as though it's a case of *properties are selling quickly for top whack here, so no need to make much effort*.......sorry, but it actually makes me quite angry
Were it my house, prior to marketing I would be looking to paint the dated kitchen units and possibly the staircase balustrade, landscaping/or at least tidying the rear garden and adding some kerb appeal at the front as well as attempting to create a *homelier* look where possible throughout.....Mortgage-free for fourteen years!

Thank you for your honest response Pheobe.
As I have mentioned in previous posts, we are not selling to make a quick buck, we are selling to get ourselves out of a very large financial hole.
Should we have had money to get a new kitchen fitted (I have seen painted units/doors go wrong and look even worse) in order to prep the house for sale and new sofas / d!cor done, I probably wouldn't be posting on this website asking for advice.
I appreciate that I have asked for honesty and I have had some very helpful advice, However for you to assume that we have just thought 'oh we wont make much effort because it will sell regardless' is wrong - hence me being on here.0 -

The Bad Lands ? Middle earth ? :rotfl:
Lots of space and nice green fields where we need to move London firms to, along with 1/2 the inhabitants of the South East.
I once Went on Holiday to Seahouses. I bit like Devon, without the inbreeding. :rotfl:
Was a nice week too.0 -

Aberdeen is fairly north , I understand houses arent cheap thereVuja De - the feeling you'll be here later0 -
My goodness !! Thankfully I do live in the North! However, having said that, I wouldn't bother with a new kitchen - if the buyer wants one ( and can afford it after shelling out half a million quid) they'll choose it themselves. We have just sold ours with quite an old kitchen, but try and make it look a bit more homely - our agent told us not to clear the worktops, so we left out plants, a few decorative jars of pasta, the Kenwood, coffee maker, etc. If you really want to spend some money, maybe update the tiles?
How about some bright towels in the bathroom and get the photo taken again? Garden needs a tidy and some pots of primulas or daffs. Same with the front of the house. Try to make it look a bit more like a home, without of course going overboard on clutter. We thought the agent would say to take some of our ( many) pictures down and clear some books, etc but he said no leave it all and sure enough viewers commented favourably about the look of the place - they even liked the chickens in the back garden, which we were worried about! Good luck!0 -
I can't see the point of comparing the price of a house in a desirable part of London with something similar up north. London prices are London prices, full stop. I think the house is a little over priced, as others have suggested dropping to £500k might do the trick, but it also needs better photos to show it off to advantage. To me the problem is not that the kitchen looks dated, it's that some parts look cramped and the overall impression is of a house that is unloved. It needs some 'happy house' vibes.0
