Help me sell my house

Hi,

We put our house on the market a few weeks ago. We had about 5 viewings, but when the details went online, the viewings stopped.

What are everyone's thoughts on how to get the viewings and ultimately the offers? How can we make our property one the viewers want to see?



I was trying to post a link to the house, but Im not allowed as Im a new user.

    you will be able to post the link if you put a couple of spaces into the url

    I don't know the area, but could it be the price? A 4 bed in your street sold in 2012 for 452,500. Your 3 bed is on for 525'000.

    That's the one, thank you - I think £525,000 is still too high but the properties are selling for silly money at the moment - 3 bed semi's are on for the same sort of money and more - but they are completely different style properties.

    It's not detached - the walls of the garages are shared, and the garages are attached to the houses, so it's a Linked Detached (not Semi-Detached)

    £525,000, and the stairs are in the living room .... Crikey.

    Garden needs severe tidy-up.

    yes, our is link detached. Many other 3 beds for sale at the moment are either semis or terraced

    Yes, but what have houses been actually selling for? Things that would put me off the house:

    It is a relatively small house. (I don't view conservatories as very useful space really.) The kitchen is very small and wants modernising. I don't like stairs in the living room.

    The photos could be improved I think, especially the external shots. Think curb appeal. It would be nice to have a photo from the back of the garden towards the house. The interior photos are fine. Your lounge is dominated by the huge sofas, with the dining area looking cramped. Maybe you could rearrange the furniture? The garden looks a bit unloved.

    Overall it just doesn't look 525k to me, but I'm obviously not used to these crazy house prices.

    Sorry stamp duty jumps at £500K so why would someone pay £525K for a three bed semi.
    Try £500K sure it will go
