Help me sell my house

    I thought that we lived in an expensive area but your house is probably £150k more than it would be around here. In my opinion it just doesn't look that pretty - but that's more down to the design of the house. A flat roofed garage with half timbered walls is just wrong. A few pots with flowers in them would help to soften the appearance - and make sure the Rightmove photo gets changed if you follow this advice as the front of the house just looks grim at the moment.

    It's a nice house, great area where prices continue to rise & demand outstrip supply in many cases.

    Modern houses are not for everybody & the one thing that would put me off of your house (apart from the price, which I can't afford) is the fact that the kitchen is somewhat outdated, so the cost & hassle of having to have a new one installed would be a big negative. I'm not a fan of staircases in the living room either, but lots of houses have them, especially fairly modern ones, so it shouldn't really be a deal breaker for a lot of people.

    When you were thinking of selling, how many ea's did you get in? I'm not sure it's a countrywide thing or a regional thing, but in my area (not a million miles away from you) I've found that KFH tend to price properties at a bit higher than the average ea, as does Yourmove & the result is that often these properties sit on the books for quite a while.

    If a property has not had any real interest or even one low offer after 4 weeks in a quite buoyant market, then many realistic eas will suggest that the price needs to be lowered to attract real interest & achieve a sale.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We may try and paint the doors in the kitchen - it is very old and I don't think the doors can be replaced because of the size of the units.

    We will get some bits done to the front this weekend to make it slightly more appealing.


    The agent suggested dropping the price to £525,000 or OIRO £500,000. My husband wanted to try £525,000 first so we went with that. I think now it needs to be £500,000 to avoid the stamp duty and see what happens.

    Thanks Cattie, we got KFH because it was through a friend of a friend - but it is now obvious to me that they price high - just by looking at the other properties they have on in the same and neighbouring area!

    I think it is a tad overpriced. Since I'm looking in that sort of area, I'd add that my gut feeling is that things are slowing down a bit.

    As for the house itself - the entrance hall area looks extremely cramped, the plan indicates that you can't have two doors open at once but it is clearly meant to be a family home which means that two people are quite likely to be in the area at the same time. Even something as basic as making the garage door open inwards would make it look better. Also if I were looking at that type of house I'd be wondering whether the garage could be converted into a habitable room and again be put off by the cramped hall.

    I dislike the stairs in the living room but could live with them if the rest of the house conveyed spacious (but it doesn't - it conveys the impression that all space has been utilised to create a big reception room and a master bedroom). I'd also want to see photos of the smaller bedrooms - not having them is again suggestive of cramped space. The garden has potential but the map suggests you back on to a railway line; this too would be a no no for me.

    Is there an additional window in the living room? I really don't like windows which don't open to the outside - really puts me off.

    It's a tiny house for the money - crazy stuff.

    Speak to your agents about getting photos of the other rooms, and about correcting the description of the property so it is described as a link detached, rather than a detached house..

    Also ask them for feedback - I really dislike stairs in a living room and as yours are so dark, they seem to dominate the room - would it be possible to give them a coat of paint in a lighter colour, so they fit better with the rest of the room?

    It's also not clear from the photo whether there is a driveway big enough to park on, or if you have to park in the garage or on the street - and as the description is so limited it's not clear from that, either.

    Have you looked at sold prices to get a more realistic idea of what it is worth?

    over all, it looks well presented but a bit dated, so I think it is most likely the price for for you are getting which is putting people off.
