Help me sell my house

Thank you.
There is a drive - we have three cars on there at times.
I will ask the agent for more feedback - so far from the viewings we have had we have had feedback consisting of:
the garden is too small; there is no scope to extend; its just not for them.
Not sure how honest this all was, but we have made it clear we would like honest feedback, especially regarding things we can work on.0 -
I don't see too much wrong with this to be honest, apart from the price. I live significantly closer to central london than you, in a nice area, and my house (very similar in terms of size and layout, albeit with smaller garden and no conservatory) is worth about 400k.
If I were you, I would give the garage door a lick of paint, tidy up the garden (ie move the stepladder and football) and take new photos (yours look a bit washed out to me, maybe borrow a good quality SLR camera from a friend). Apart from that (and the price), I like your house.
Good luck with the sale!0 -
Thank you Finst0

Many readers just don't see a £500k house there. In my part of 'the North', something of that size and layout would barely approach £150k ...0

When you post a link about trying to sell your house you have to be pretty thick skinned! So well done for staying with us.
I do agree that because of the stamp duty you may wish to consider reducing to the £500000 mark.
A lot of the posts have been ultra critical and rather negative. You have to work with what you've got so I would like to suggest that you have a look on Rightmove at 3 bed places and see what the pictures are like, what you like about them and what you dislike. Then apply this to your house/rooms/pictures.
There is a fine line between de cluttering (I'm thinking of your kitchen and bathroom) and making a room look warm and inviting. The front and back of a house also needs looking at.
You do need to 'dress' a place - it is amazing what can be done for hardly any money at all. Some plant pots etc etc make all the difference.
Just spend some time on Rightmove and you will get a good idea of what you need to do.
What drew you to the house in the first place? The large downstairs? The conservatory? Use these as your major 'plus points' and the 'not quite so good' - the smaller bedrooms - may be not be a problem.
Good luck!0 -
Just looked at it,price seems right for the area, but it looks a tad tired.for me I would go for a traditional 1930s style house over a newer build any day, more character and charm.maybe tarting it up a bit,and new kitchen cupboard doors might bag a sale
Yes same here, we used to live in a 1930s semi in West Wickham (many years ago) and I would say it was much larger than the house shown.
Good luck.0 -
Does the ensuite have a w/c as it isn't showing in the floor plan?0

Thank you pmlindyloo, I would rather hear honest views and see if there is anything we can do to change what people are seeing.0

That sounds honest.
I used to insist on measuring the loft height at the centre, to see if it would be feasible to convert the loft into another room, as the difference in price of a 4 bed far outweighed the cost of a 3 bed plus loft convertion (like by 70%).
So they've looked at the floor plan and wondered if there's room to extend.0 -

Which bit of the North ? That's Cheap in my humble experience
My guessitmates of places I know:
North Merseyside - Formby would be £350K, Ainsdale £325K, Southport £300K
Derby - Mickelover would be £300K, Chellaston £240K
York - Within Ring Road £400K, In the sticks (say 5 to 10 miles out) £300K
Hull - £12.50 and a deep fryed mars bar:rotfl:0
