    those prices are right for the area,it's wether someone is willing to pay for that style and type of home.

    Houses in the area have been selling for asking price or above. We realise ours needs improvement - we thought about doing the kitchen, but we are selling because money is tight so we haven't really got the funds to do this.
    I think I will go with my gut and reduce the price again to £500,000. Do you think just do this now or wait a bit and see?

    Have you looked at what is under offer on rightmove?

    You're right that you are up against a lot of three bed period semis but if you look at the ones under offer, they are in a lower price bracket, more in the £450-475k area.

    I' have a really good scour of rightmove and decide for yourself where you sit.

    Your house doesn't stand out. It's an opportunity for someone to buy a solid house that needs a superficial spruce up with a new kitchen and some garden landscaping. Someone will relish that opportuntiy and have a great deal of fun - at the right price.

    Don't forget, there is another psychological barier in the stamp duty rise over £500,000. £20,000 to Mr Osborne is a lot of money.

    Maybe they did decide to move North, I wish I could... baring in mind we are selling due to financial reasons - you should see what we can afford in and around the area!

    The cat flap in the garage door tells anyone allergic to cats to steer clear .... Which rules out one-third of your buyer base, if some sources are to be believed.

    What does your estate agent say on the matter?

    Also, you don't have to put in a whole new kitchen. Just make the best of what you've got. Maybe only replace the cupboard doors. Or paint the doors. Could be done quite inexpensively. Good luck with your sale.
