    Anything that sounds too good to be true whilst your starting out usually is. Chances are someone professional with 10 BTLs would have a broker by now, if they have not there is probably a reason for it.

    I had a call once from someone who said he wanted to know what rates I could get, I said as a ball park it would be x% but it would be dependent on the factfind. He said if I can not give him a deifnitive rate and who it is with he will end the call...I beat him to it :-)

    This particular client was referred to me by a family member and I think on the basis that I've been out of the saddle for a few years and potentially a bit green. You don't forget the triers of the past though and I know a rat when I smell one! To me, when something doesn't sit right with me for whatever reason I just don't do the case.

    I don't want ANY business, we're far too busy as it is. We also work only on a face to face basis in Staffordshire and the West Midlands if you aren't buying through one of our builders, so PMs on here are usually pointless.

    I've discovered in the last few days if I work out what a piece of business will earn us and decide I don't want it because it doesn't even cover costs, let alone generate any profit, I'm not ethical and not professional.

    In the thirty-two years I've worked in this business I've provided free advice by the bucket-load, not even taking into account the five years I've been on here, repeatedly turning away business because it's not why I'm here.

    I tell people I don't want PMs. I don't show our website in my contact details. Yet new members who, in their obvious superiority, consider themselves more professional and more ethical because they don't charge a fee and can take business due to its future potential, are using their business name as their login and publish their web address in their contact details.

    I fear my days on here could be numbered as so many before me appear to have found. I'm beginning to find helping fellow brokers on Cherry more rewarding than "competing" here with people I thought (and hoped) were like me, but perhaps they are threatened by me in their desire to generate business from here, when I have no such ambition.

    I tell people like it is, with thirty-plus years experience and knowledge and without hope or expectation of reward and if that upsets anyone...
