Amazing with contraception so widely available how many young people get pregnant . I suppose they need to move again if where they live is too rural as the bike won't be very practical. Oh well.

Insurances ? Fire, theft and legal liability.
Any machines used in workshops may need professional servicing with paperwork for insurance purposes too.

So I didn't relax, I've been working after all. Sorting out my car insurance, finding a few quotes recently, then went through Quidco to check others and then get cash back. So lower insurance with same benefits, and £40 cash back eventually. Mind you there are a few things I am still waiting for the cash back from.
I have also been trying to sort out the change to my Liability insurance, which will at best quadruple! But can be spread over the year thank goodness.
I also believe I am to be liable for the insurance premiums for the building insurance, which is one of the things that I didn't know. So I have got to re calculate my figures. It's not a major problem, but will have an impact of course.
When I die I will know that I have lived, loved, mattered and made a difference, even if in a small way.

Did this come up when you had the lease reviewed by a solicitor? is it negotiable? Do you know who's responsible for repairs, eg if the drains block?

My worry about taking on fixed premises is your opening hours: I feel that a shop (or cafe) HAS to be open when it says it will be open, or people will lose confidence and go elsewhere. So might I suggest that you go cautiously with this, and advertise limited hours.

If you can put a phone number on display and invite people to phone if you're NOT open that might be useful? Personally I'd get a second phone for that, cheap PAYG and just use it for taking messages, switch it off when you don't want to be working.

You may also need a doorbell for the times when you're working upstairs and don't want to leave the front door open.
Signature removed for peace of mind
  • Lots of great advice coming thick and fast, Mooloo!

I think you are really brave. I simply wouldn't know where to start- or have half your guts. I really pray this will be a success for you.

Saw a solicitor today. All sorted, explained etc
Signed, sealed and funding goes over next week. Just waiting for the insurance quotes to decide my best offer.
So this weekend after 5 days of paperwork, plans, forecasts, solicitors, brokers, licensing laws for music, etc I hope I can relax tonight. Concerntrate on the home and garden this weekend and then on Monday sit at the sewing machine and finish my current alterations, orders and such to clear the decks for making my opening stock ready.
I will be sorting out the ground floor first, and then when that's ready work in there while I am on my own.
My hours will be around 9.30-4.30 Mon, Tue, Thurs, Fri and Sat.
Wednesday I will have a half day.
DS's GF is going to hold the fort on Friday while I get DGD2 and DGD from school. (Helping to counteract the money they owe me).
I have a babysitter from the nursery who is going to look after DGD when I run evening lessons once a week once I get going.
I have two Mums on back up for collecting DGD at the end of fri if for any reason I am held up. Etc
some Saturdays she will be with her Mum, but can come with me to shop if things go wrong.
biggest of Mooloo will help on a weekend if required, but once I can afford wages then she may join me part time and leave her job.
I have lots of people who will help me move my stock and Fixtures and fittings and help me decorate.
I have DGD2's other granny going to help with the workshops.
I am sure I will be rather rushed off of my feet, but nothing ventured nothing gained!
When I die I will know that I have lived, loved, mattered and made a difference, even if in a small way.

The saying "strike while the irons hot" - referring to Blacksmithing originally, seems to be the motto my Mum taught me, and I seem to have got that back!
I was alwYs a doer and a go getter before 2007 when I got ill. I seem to have found the old me!
