    No - had to climb up the rickety little ladder and bang my head. Roof is brand new, chimney brickwork is not! Blown render everywhere, falling off to the touch, mortar completely shot. Chimney isn't used anymore either so no heat going up there to dry it out. Not sure if it is fatal to our interest in the house but will have to see what the sellers attitude is as I am going to want some money off whatever we offer if the surveyor says it's serious. I doubt they have noticed it - they didn't realise half the paint had fallen off the wall behind their tv.


    All houses of some age will need work; things that are obvious are infinitely better than things which aren't. Most people haven't figured that out - another advantage. Potential to put other people off = good opportunity for a deal.

    I'm pretty sure it's the fill valve rather than the ballcock as if I hold the ball up as far as it goes, the valve is still dripping. On that basis I don't think it's the ballcock part of it that is the problem...
    Oh dear. That's ok, I only suggested you wear them once about one little issue. Not for life. You cannot wear the same pants every day.

    I'm not attached to it at all - it looks like it is in a stupid position (in front of pipes) and has a few holes in it already (though not anywhere that means I can feel a stopcock sadly). Unfortunately the pipes from the sink also go through said cupboard back so I don't want to be to rough trying to remove it in case I disrupt that.
    I've also just discovered there is a slight leak from the pipes under the sink.

    I think I've now completely exhausted my current plumbing abilities (gets out white flag and admits defeat). Might text my neighbour tomorrow to check that stopcock is indeed under the sink. After that it might be time for a plumber (guess I could see if they could sort the thermostat for the boiler at the same time)

    At least I've learnt that my 'stopcock' is probably just something to do with the boiler, and that I need to find the real one.

    I did it earlier today and got only 40%. I was mortified. My main failing was not knowing any Ruperts.

    You have two. The stopcock in your paperwork is the one that turns off the water for the whole house. The stopcock in the toilet is the one which stops the toilet filling up.

    I'm afraid I am now at the limits of my technical knowledge.
