The 10 years before that the uk again had built about 1.8m and Franceagain built a lot more0 -

France built 4.0 million vs 1.8 million in the uk over the last ten years however prices still increased in France.
If the Uk built 350-450k a year imo nominal prices would go up less than wage inflation and perhaps stay static.
In twenty years they could just marginally be up but vs wages be fifty percent lower0 -

France built 4.0 million vs 1.8 million in the uk over the last ten years however prices still increased in France.
If the Uk built 350-450k a year imo nominal prices would go up less than wage inflation and perhaps stay static.

thing is that 10 years ago French prices were based on liberal planning and are still based on liberal planning, so house are more priced to build cost (+location premium).
so 10 years ago a build plot in France was £10k and a build cost of £70k, and a resale of £90k (not much premium as planning is very easy so not hard to self build), now, land cost of £12k build cost of £85k and a resale of £105k so prices increase but inline with underlying assets.
UK going from planning strangle hold to a more liberal system would slash the planning premium (the increase in value added by planning permission) reducing prices.
Now in UK build plot costs £250k (example for a smallish plot see below) build costs £150k resale £450k, in 10 years time, after land reform build plot £30k build cost £180k resale £250-300k, why would you pay more if self building was easy?

I don't think there is just one issue affecting. I think planning is an issue, cost and finance are also issues. For me though a very big issue is that nobody thinks outside the box in terms of house design. For example, why not design housing specifically for flood plains? Why not encourage self build? Why not enable more mobile homes? Why not affordable micro housing in London? Other countries are quite capable of doing this but we spend year after year getting our proverbial knickers in a twist rather than learn from the successes and mistakes of elsewhere.Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing?
