Isn't the population of Europe expected to fall over the next few decades?

There are many counties in Europe with quite a wide range of political and social differences.

The UK France and Germany would be the three big richer ones with Italy aboit the same size but a lottle less rich and Spain smaller and poorer but still quite rich. Then there is. ..the other twenty or so rest

Of those Uk France Italy Spain and Germany, only Germany is to see a very modest decline of about 1% the others on that list are still growing. The uk and france alone expect combined population increase of 9 million over the next decade

However what most people do not realise is that a static fixed pppulatipn also still needs more homes due to demographic chances. Eg germany has built over 500k homes over the last 3 years while she actually saw a population decrease

So half a million new homes could be built in this country in one year?

I wonder how many are being added to supply every yearat the moment?

Round my way there are blocks of flats going up all over the place

Yes the UK could build 500k a year

Right now the build rate is about 140k a year which is far short of needs

The need is closer to the French build rate of 400k a year (French average over the last ten years)

The all time uk record was 420 something thousands in a single year bur tjat was a long time ago so we shoild be able to best that (as we have more people and technology os better than it was fifty ywara ago)

However over thw last 25 years we have seldom exceeded 200k and the average has been closer to 180k a year

The French average over the last 10 years has been just shy of 400k a year

And importantly they are building on average large homes. 120sqm vs oir new build average of 70-80sqm so not only are they building more bit thwy are building bigger and better

Weren't a large proportion of peak build council houses?

The fall of in build rate being at or shortly before the Conservative clamp down and subsequent wholesale RTB schemes. Selling the country silver to keep government borrowing in check. Since which there has not been any money in the kitty or political will to resume.

The loony left party was in power for 13 years plenty of time to resume council building but its simply not desirable anymore.

Yes during the peak UK years a long time ago, about half were counxil builds.

This isn't a requirement though. The private sector can build lots if it is allowed to do so

BtW even after RTB today the uk has a bigger social stock than France and much bigger than Germany

can anyone find me a UK build plot of 3/4 of an acre for £15k?

    land and planning.

Open up land for self builds and let people build there without a system of red tape that makes mission impossible seem like a walk in the park.

although existing house prices would plummet.

The loony left and nutty right don't have the money to do it as we have to keep fuelling the HB monster. Once you are on the "lease purchase" treadmill it becomes difficult to get off it.

Spain is larger than both the UK and Germany!
