    Oh dear, I am going to be a lot less supportive than others. As already said grouping the pictures, a floor plan and doing something about the garden which just looks like a desert (if you don't want to turf then some big flower pots with something attractive in them, or even some children's toys). If I were to be considering buying this I'd be thinking that I needed to redecorate - and to redecorate instantly because I could not live with it. The sitting room is ghastly. Tasteful and stylish to some, but only some. Horrible wallpaper, nasty dark laminate, dark furniture, monochrome cushions, altogether giving the impression of somewhere no one actually lives - though with two sets of bunk beds and a double bed it must surely be a family house. It needs a bit of colour and maybe some flowers and a tiny, tiny bit of clutter just to give it a lift and show that someone uses it. Hate the blue and red bedroom - the other children's room looks so much nicer. The master bedroom looks very cramped although the description suggests different, and, as everyone has said, what on earth is photo 16 about?

    not saying its a price issue,

    plus, considering that 2 of your rooms (based onphotos) have limited head space, does reduce their size for big people

    7 weeks without viewings is harshe, i would think personally that its a price issue though - looking at what else is available in your region

    I think these may be ex LA houses , they are always cheaper and tend to have a limit on price, I could be wrong and am sure someone will correct me,
    but that aside they are not a patch on the OP house

    none of these houses would have me thinking I must go view, but the Op house I would if I wasn't bothered about outdoor space

    OP I don't know your area but your house looks lovely, the only thing I didn't like was the garden , or should I say the back, not really a garden as such, is that the only space or is it a bad photo,

    I personally think its your timing, its not the best time to be selling ,people don't tend to want to be moving around Christmas time ,

    These are just the things I think from living there and looking at it on a map, it just puts me off a bit, and I probably wouldn't bother viewing to find out more.

    I used to live above the shops in the town centre (just above Lex Allan etc), and although trouble was rare, there were lots of kids etc hanging about.

    Just looking at it on a map also puts me off. Next to a main road, a shopping centre and bus station a minute's walk away, and a bundle of high rises, I'd just gloss straight over it because I'd find it a bit busy with two little ones.

    A lot of the sold houses locally are quite homely, snuggly looking family places, nice gardens and quite a bit less than yours. Perhaps lowering the asking price may get more viewings.

    If you hate turf, you could have that fake grass installed that looks and feels pretty real. My mom has had that done and it's fab, would also be a nice little selling point.

    If you have a look at the sold houses locally, you may get more of an idea as to what people are after?

    My house is quite unique and quirky, and I know if I were to put it on the market (not that I ever will as it's rented ;P) I would have to make quite a few changes to make it more neutral to gain a wider number of prospective buyers who can visualise themselves and their things there.

    Also, definitely ask the EA to group photos, as it is the bedrooms look almost like before and after photos, as if you've gone from magnolia to red & blue.

    I think re the garden yes it is a bad photo as it's lovely, full of perennial plants which all flower in the summer (of course it's not the summer now so they've gone into dormant mode), fragrant jasmine, poppies, foxgloves, the lot. Barbecue area on the patio (which is what a group of flagstones behind your patio doors is generally referred to as!!) lovely to sit out in the sun, fence at the end to protect little ones as there's steps down to the shed, 2 x weatherproof sockets so you can play music outside/have lights, power to the shed (I've got my freezer in there) so it is a really nice low maintenance garden and was used for children who all played out there as I was a childminder for nearly a year from that house. I don't think the photo is the best again, like a lot of the others, and take on board though that it could do with something that's in flower now in a couple of pots to make it a bit brighter.

    As others have said, the order of the photos are wrong and confusing - although it wouldn't put me off viewing it really

    Also -a floor plan would help and I think i read you have a dining room, so there should be a photo.

    The decor isn't to my taste - especially the red, white and blue room but again it wouldn't put me off.

    Photo 16 definately looks bad as it looks like a wardrobe in a corridor (even though it isn't)

    Remove some of the clutter - from on top of the fridge, and from teh room with the bunk beds - the under bed boxes need to go (or be pushed in better).

    In the double bedroom - remove the shoes at the side of the drawers - I would also remove the sky box etc (The light sitting on top of them doesn't do anything for easy viewing).

    The drawers with the glazed fronts - can make a room look messy even if its not, so possibly get some white card to put at the front of each drawer.

    The mirror in the bathroom doesn't really appeal tp me either

    Finally - an easy one - Iron the duvet covers.

    However - none of the above would actually put me off viewing if i liked the area and the house in general

    I'm going to get on to the lack of floor plans right now - you are all right and I like these as well when I'm looking at a property so thanks for that.


    while your at it ask them to come back and take more photo's of the garden, perhaps from the patio doors up the garden ,it looks very small,

    after I read your last post I had to go back and look at your house again , your description of the garden does not reflect the photo, regardless of the time of year

    Agree with what the others have said with regards to the need for a floorplan. I find this helps a lot when I'm looking at properties.

    Also the garden, yes it does need brightening up a bit. Looking at the garden from through your living room windows it looks much greener - perhaps the picture should be from that angle?

    I wouldn't have thought the wallpaper should put too many people off - easy to change.

    Other than that - lovely house - if only I could get that much house for my money where I lived! I'd buy it!

    P.S. I have the same white wardrobes and drawers as you (go IKEA!)

    As others have said I don't like the wallpaper but a heat gun and some paint makes it an easy job. The main things that put me off are the look of the area around doesn't appear very welcoming, just seems to have been an odd place to build a house. That's just me and nothing can be done about that-it is where it is.
    However, the main thing that would put e off even looking is the description mentions it is a spacious house, but from the pictures I get the impression of a small, cramped place, with not much storage, especially with more than one child. I also don't get the feeling from the pictures of a family home, especially with the garden being as it is, and the front not being a place where children can play out. I get more of the feeling of a single persons house, or couple with no room for growth, but again from the description I would think not.

    I know people shouldn't base a house on the furniture that is currently in and the way it is laid out, but you do.

    Also as others have said, if people aren't even coming to view, probably too expensive for what it is/for the area.

Daughter is out there on her roller blades and we stand out there and play badminton and stuff and even the side road that's at the top of the road isn't busy either and is also a one way street so it's in fact a place with just about no traffic or as close as you can get to that. It is a happy family home and i'm rather gutted that's not coming through - if i clean and tidy too much i'll be told it's cold and a show home, if i leave it messy then it's cluttered. It is really really really not cluttered at all so i'm a bit not knowing which way to go on that one but it not looking like a family home is definitely a negative that i need to address i get more of the feeling of a single persons house, or couple with no room for growth, but again from the description i would think not.

    OP,

    I am in the process of selling my house and purchasing a new one and I for one cannot understand some of the comments re: show-home!

    The estate agent who came to view my house referred to it as 'show-home quality' and I was over the moon! To me it shows you have taken pride, care and money into your home and it reflects that.

    I think the front of your house looks lovely - I'd definitely like little bay trees by the front door - I think that would give it real class. Maybe a really nice doormat outside the front door too?

    Kitchen looks fab - I agree with taking everything off the fridge though.

    I really like your living room - especially the floor! Would you be adverse to adding a little bit of colour? I bet a teal rug/cushions and maybe a little teal coloured ornament on the unit would just warm it up a little but and not be so black/white.

    Little boys will be little boys and I wouldn't hold the decoration of a child's room against anybody.

    Bathrooms look gorgeous - love the rainwater shower! And the tiles are lovely.

    I agree with having all photos of each room grouped together. And a floor plan.

    Definitely get some pics of the garden with some colourful pots/plants in. Although, if I had children, I would be happy to stick a swing in there knowing that they wouldn't fall off and hurt themselves. Maybe cut some of the greenery climbing up the fences?

    Can you cut some cardboard/stuff board to put behind your drawers to make them a bit more opaque?

    Page 16 - is that a corridor or a room? If it's part of the room, I'd be tempted to stick that wardrobe in storage and put a little dressing table there.

    I am from no where near that area so cannot comment, but decor wise I'd say it isn't too offensive for the majority of people - I certainly wouldn't complain about a couple of coloured walls and wallpaper. They all look nice and flat walls, so no re-plastering to be done.
