Hi
Just wondered if you'd be willing to give frank and honest appraisal of this property - my house - that I currently have had on the market for about 7 weeks. Not ONE viewing.
The pricing is pretty competitive and would compare extremely favourably with a new home of this design, price-wise. Compared to other typical 3 bed homes, its room sizes are significantly bigger. It's 5 mins walk from town with bus station into Bham, it's near to pre-schools, nurseries, outstanding primary schools and two very good secondary schools one with it's own state of the art sixth form. It's not on a main road and is down a culdesac so very safe for playing out etc. Curry house, Chinese, corner shop, little Tesco, post office, hair and beauty shop, car parts shop, all within 5-10 mins drive. 5 mins drive from a town centre with full size Asda and other shops. (Feel like I'm on a sales pitch here but just trying to explain more about the type of location/surroundings).
Now, aside from the rather busy wallpaper in my living room (!!), which I could understand some people might not like, just generally, do you think there's anything about the house that is terrifically off-putting that immediately hits you? Both current estate agent and one I'm thinking of going multi agency with both think the house is absolutely lovely - but of course without viewings you can't get that potential buyer point of view which is so important!

Hi OP, I noted the sloping ceilings and I wondered what was going on with the garden but neither would put me off if it was what I was looking for and I actually thought that the all round presentation was lovely.
I did note there was no floor plan but if I liked a property I'd ask for one/view anyway.
If it's not the price then perhaps it just needs a bit longer.0 -
Hi - OP I actually sit next to someone in work who is from this area and she has told me that in general the house prices are quite low and unemployment is high. we both think it's a nice house but she said if she had £160k ish to spend on a house then Seaton wouldn't be her first (or secobd or third) choice! I hope that's not too insulting to the area.0

I don't really know the area, but to me the house looks OK (although I'd have liked to see a better picture of the garden, unless that is the best view). The wallpaper is a bit in your face, as is the blue wall, but not so much that they would put everybody off.
So if you're not getting any viewings the clear suggestion is that the price is wrong. Looking at what else is available in the area there are plenty of 3 bed semis for a similar price, and some 2 bed detached, either of which may be more popular with certain groups of buyers. Have you looked at sold prices for similar properties to see how much you might reasonably expect to get?0 -
Not much to say except you have got a lovely house
,I don't live in or know your area you live in..
So can't say if it it the wrong price or not.
But as far as another think you could do to the house nothing. It is lovely..
Good luck that's a long time with out 1 viewing.
Mine has just gone on the market 1 week ago, and we are lucky to have had 7 viewing already and 4 more booked..
Hope you get some advice to help you get the people through to see your lovely house..xx£176,000 January 20140 -
Two things for me:
What is picture 16 all about? Is it a corridor or a room? Very confusing.
Garden: Looks awful. Get some colour in there asap.Pants0 -
Hi,
I can't see anything obviously wrong with it. But in my personal opionion it doesnt look warm or homely. It looks like a show home. But I dont think I would let that put me off viewing it if it was in my budget and ticked my boxes.
The last property to sell was in 2010, so cannot really compare prices but are properties sought after in your area or is everyone else having the same luck as you?0 -
As someone before said, try to get a floor plan done, that might be the key to getting people to see the layout of your house..£176,000 January 20140

well
a semi detached next to you is selling for £134,950, under the stamp duty threshold

another for £149,950

or even £124,950

not saying its a price issue,
plus, considering that 2 of your rooms (based onphotos) have limited head space, does reduce their size for big people
7 weeks without viewings is harshe, i would think personally that its a price issue though - looking at what else is available in your region0 -
In general, the house looks quite fresh and modern. I'm not sure that the photos do the master bedroom justice, it looks rather an awkward shape and dark.
Couple of things I would do: remove everything from outside of the fridge, it's just clutter and takes your eye away from the nice clean kitchen. Also remove all clutter from the bathroom - it looks like you've got no storage space. Just put all the bits and pieces away in a cupboard for viewings and maybe get new photos taken to show this too.
The garden looks unused. Turfing it wouldn't be a major job and would really improve its appeal.0 -
Don't know the area so can't comment on its price.
What puts me off is the "DIY SOS" reveal effect - it looks like an interior designer has just been in and made it all look very trendy, with decor set up to fit very specific furniture items that you have, but very few others have. For example your lounge furniture is stunningly stylish but I bet you can't find another house on the market with similar furniture which would look as good with your wallpaper and floor.
The other issue is as others have said is you go from a finished house to a back yard that looks like a wood chipper has vomitted on it!
Floorplan would help give context if cross referenced to the pictures.Adventure before Dementia!0
