The garden wouldn't stop me viewing but pic 16 is confusing and might!

    A floorplan will really help as three storey houses have so many different layouts. Have asked EA for this to be done asap

    I can't really comment on price, except to say that I don't live far away and that house would be much closer to £200k here, so it looks reasonable. It was on for £160k at EAs insistence (never seen an EAs eyes light up like they did when she walked in here so I thought oh how great she must feel it's really saleable)! But, as is often the case with EAs, what they tell you to put it on for and what is the actual realistic price, are often two very different things! So I myself reduced it to £156 but still no viewings. I do wish they wouldn't do this. I would much rather know and have them say "look we could put it on for £160k but realistically it's more likely to go quickly at £146k". It just represents a waste of time to me to 'test the market' at a price that may not actually be viable or realistic

    Could it be the government help scheme that has been running with 5% deposits but just on new builds until very recently? The target buyer could have been looking at new builds as more affordable. Are there many new developments locally?

    No there's absolutely nothing in this area at all - certainly not within reach of these schools - much further away.
  • A small thing, but I don't like how the rooms are all jumbled in the picture sequence, could the estate agent group each of the bedrooms together. All master bedroom ones together, all blue bedroom together.

    A floor plan would really help though.

    Looking at the map, it places you on the main road. Can they re-jig it so the pointer is placed in your road rather than on the main road? Also, from street view, it looks like you're next to what looks like a council estate with a few highrises. Does that estate have any sort of reputation?

    The black and white wallpaper isn't my cuppa either, but I think by almost matching the cushions on a very plain sofa, you're not making it look particularly cosy. Can you add a bit of colour and texture to soften it? Cushions (fluffy to add some softness!), rug, lamp or something? Maybe a blue or pink, lilac maybe, silver, even... it just looks unwelcoming and a bit cold to me.

    The blue I could live with, but I don't think the red helps. Also, why so many pics of it? Just the one is fine. Would be difficult to lose the red, so maybe the blue wall has to go? Something plain, even a very pale blue! But the two together are just a bit much.

    As others said, is that really the best pic of the garden? Is there no grass? Wouldn't really describe the flagstoned bit as a 'patio' - can you add a bistro set or something so it actually looks useable as a patio? it just looks like you have some bark or something down as the garden. Is that really how it is?

    Very well presented generally. Can the front be 'softened' at all? Couple of bay trees or plants in pots either side of the front door at least?

    I don't think the photos are showing the property as well as they could. And the garden photo is more offputting than having no photo of it.

    One thing that would definitely put me off though it that there doesn't appear to be any dining space anywhere or even a breakfast bar in the kitchen.

    There's a dining area in the lounge! Do you think they should have included a pic of that? I think you are right - there's plenty of room for this at the end of the room where the person taking the photo was standing though! They took multiple shots of the view to the garden but none of the other end of the room silly wallies. Gonna ask them now to do that as well (God, they'll really hate me soon if they don't already). Since after six weeks of no viewings I'd also had not one single phone call or update from the EA at all.... hence looking at a multiple agency option at the moment

    I agree I quite like the house and if that house was for sale in our area I would certainly look at it and expect to pay around £180k for it. Doesn't seem anything wrong with it, though I agree a floor plan would help. The wall colours are subjective and I'd expect to be repainting the place anyway. The first house I bought had a giant Donald Duck painted on one wall of what had been a child's bedroom in rather fluo colours, if that doesn't put me off, I guess very little will colour wise...

    Hello WestonDave. I'm sorry but I literally didn't understand what you meant with the DIY SOS reveal effect - what do you mean so I can understand your post?? Are you saying the styling is too specific so people buying would think oh I can't put my furniture in that room - is that what you mean??
    That's certainly what I took him to mean.

    Sorry - to be clearer - I looked at it with my furniture in mind, and it felt to me like too many rooms would need work done to look OK. That leaves you in a tricky selling position - a nice clean finished house should be a high price, a do-er upper should be cheap - yours looks (and I repeat I don't know your local prices) like an expensive price on a house I'd want to work on to blend it into my lifestyle. That wouldn't entirely put me off, but if there are other houses around which aren't falling into that same mixed position as yours so are either more flexible decor or priced to account for redec needed, then I'd go for one of those first.

  • Personally, my first thought was 'oh its the middle one?!'. I dislike new terraces anyway, an end of terrace I could deal with, but I wouldn't pay 160K for a newish mid terrace :(

    If I could transport that into being an end terrace/semi d and hence in my interest zone, then the garden is a bit dull looking and the photos seem to replicate one another without necessarily taking in the whole of the room if that makes sense? I don't really know what some of the photos are there for.

    Floor plan would help visualise things a bit more. Gardens are a big thing to me and to just have the one photo as it is makes me think you're hiding something ie. its very small or in a state or very overlooked.

    Some initial comments are as follows:

    1 - the photos themselves aren't great - due to an insufficiently wide angle lens, many of them seem to show half a room, often from eye level down, half way into the room. The blue and red bedroom being the worst example of this. Other camera-related distortions include the first picture making the property look wonky, although being on a slope doesn't help either

    2 - there's no order to the photos! It would help to group different shots of the same room together, whereas here they seem to have been deliberately muddled. It leaves the viewer trying to work out whether this is the same, or a different room. At least if they're grouped, it's simple to get different views of the same space. This is made worse by...

    3 - no floor plan! Given the confusing photos, it would be helpful to see how the rooms connect to each other. But no. I'd get that sorted asap.

    4 - while the interior is pretty contemporary, it does have the look of the showhome about it. However, there's also a fair amount of clutter and slightly less ideal finishes too - trailing power chords for wall mounted TVs and lights for example, frosted glass cupboard doors where you can see the contents and crumpled bedding. As a result you have the bland impersonality of a matalan showhome with the clutter of a family house, ie the worst of both worlds. Choose one look and stick with it.

    5 - the 'garden' looks grim - less of a garden, more of an unfinished building plot.

    6 - price, or availability of buyers. It could be that it's overpriced. It could also be that there aren't (m)any buyers looking for what you're selling. Ask the agent what the local market is doing, plus have a look for yourself at the competition on rightmove - how do you compare?
