I agree that picture 16 is odd. Looked like a tiny bedroom when I first saw it, but I think, as warehouse says, it might be a corridor.
Personally I like seeing a floor plan - will the agents do one?
I think the feature wall wallpaper in the lounge is brilliant. But not right when you're trying to sell a house. And there are two photos of it. Looks fine in photo 4, but the other two could be dropped.
As much as I understand that it is your house in the here and now, if it were me I would be painting that wall a neutral colour, even though I personally like it.
Garden looks small. No grass would put me off with small children (which is a shame with what you have said about pre-schools, etc).
Don't know the area so can't comment on price.
But if you're not getting the viewings I would say that there's nothing particularly wrong with the advert so it must be the price. Sort of depends on how quickly you want to move.0 -
I don't know the area at all, but would guess that with no viewings at all it must be price-related. The lack of floor plan would put me off as I need to see the layout of rooms/where windows & doors are positioned in order to know if our furniture (very large
) would fit.
As newer homes go - and we wouldn't consider one ourselves - it looks well-presented......although that wallpaper is definitely not to my taste and the garden is lacking in colour/features!
It has to be the price......Mortgage-free for fourteen years!

not saying its a price issue,
plus, considering that 2 of your rooms (based onphotos) have limited head space, does reduce their size for big people
7 weeks without viewings is harshe, i would think personally that its a price issue though - looking at what else is available in your region
I'd still look at the OPs house if those are the competion. They may be semis, but they aren't exactly lookers and won't have the same amount of floorspace.
I think the garden would benefit from turfing and I'd remove pic 16 as it looks like a tiny bedroom (although I think it might be part of the master suite?). The garden wouldn't stop me viewing but pic 16 is confusing and might!
A floorplan will really help as three storey houses have so many different layouts.
I can't really comment on price, except to say that I don't live far away and that house would be much closer to £200k here, so it looks reasonable.
Could it be the government help scheme that has been running with 5% deposits but just on new builds until very recently? The target buyer could have been looking at new builds as more affordable. Are there many new developments locally?Everything that is supposed to be in heaven is already here on earth.

What puts me off is the "DIY SOS" reveal effect - it looks like an interior designer has just been in and made it all look very trendy, with decor set up to fit very specific furniture items that you have, but very few others have. For example your lounge furniture is stunningly stylish but I bet you can't find another house on the market with similar furniture which would look as good with your wallpaper and floor.
The other issue is as others have said is you go from a finished house to a back yard that looks like a wood chipper has vomitted on it!
Floorplan would help give context if cross referenced to the pictures.
Hello WestonDave. I'm sorry but I literally didn't understand what you meant with the DIY SOS reveal effect - what do you mean so I can understand your post?? Are you saying the styling is too specific so people buying would think oh I can't put my furniture in that room - is that what you mean??
And hello other posters: I think the pics aren't the best as some others have said - the master bedroom is extremely bright and airy and it is only room with some head height issues as of course it's in half of the room space! No issues with other rooms in that respect.0 -

You have masses of photos but many of them show effectively the same thing - and definitely too many pictures of that awful wallpaper in the living room. I do think that a floor-plan is essential because from the pictures it looks like quite a cramped house with small rooms - but a floor plan would help to get a better idea of how big the rooms are. Also, the garden doesn't look great and you can't see how big it is - e.g. was the photo taken from the back, or from part-way down? So a shot looking into the garden from the house would be helpful.0

Definitely a floor plan would help.
I also don't like how the photos are ordered, flipping from one room to another and back again. If 3 photos of the blue/red room are needed why are they at 5, 12 and 18 rather than one after the other. I'd get them to reorder them and remove some or retake some.
Pic 16 I assume is the dressing area, but I'd likely drop that photo altogether.
I don't think the photos are showing the property as well as they could. And the garden photo is more offputting than having no photo of it.
One thing that would definitely put me off though it that there doesn't appear to be any dining space anywhere or even a breakfast bar in the kitchen.A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0
