    If i was looking at it and it had a floorplan I would look at that, but without it I would look at the pictures first and probably discount it due to my perception of lack of space. Someone else may not though.

    About the playing outside...I would not have thought of that first, just thought about the lack of garden for my son to roll about on when he is playing football, as well as somewhere to sit out in the summer. I guess you are not really going to please everyone, always someone going to say too cold, and others say is too cluttered if you do anything else.
    My house at the minute is a 3 bed semi, and is smaller than yours by quite a bit (that is why we are moving:)) but from the pics of yours, your house seems smaller.

    As it is now if we were in a couple only I would look at your house (albeit with what others have said is a bit overpriced).

    Also is there a way where streetview can be placed at your house, not on the main road so dont have to click all around the estate to get to your front door?
  • With all the 'it looks small' comments, do you think people go by the room measurements given in the description, or more by just the photos? Cos the rooms are clearly pretty spacious when you think that bedroom 2 and 3 in most terraced houses are something like 9ft x 11ft and 8ft x 7ft, for example, so it clearly isnt' cramped, yet it's coming across as such...? Think in a lot of ways the pics hold the key. Have to see if agent number two can do better job!! He's coming round on Monday.

    I find it funny how people say they don't like the look of the area. If this house was in London (which is extremely built up) it would be snapped up. Especially with it being near to shops, trains and public transport.

    I too ( from an older perspective) don't like the colour scheme but that can be changed. Floor plans are a must to get some idea if there is enough space etc

    If you hate gardening Could you do something else to brighten up the garden say pots of winter pansies, just to give some colour as I did not see bark just thought all the grass had died a death. it looks unloved.

    Street view goes straight to pictures of the Hagley Road and does not show where you live which is also off putting as it does not show a child friendly cul de sac

    I think most definitely look at the photos first and only if still interested get as far as looking at the description and room sizes.

    As you say it isn't small from the sizes given, so its the poor photos that haven't maximised the views of the rooms. As someone suggested most agents used wide angle photos so in comparison yours look small because they haven't.

    I wouldn't bother redecorating the living room and bright bedroom, I don't think its enough to put people off it. Though I would maybe try to slightly soften the living room with a bit of colour through a couple of cushions or something.

    you definitely need a floorplan, and a better view of the garden - can you get a few pots of flowers/greenery or even a bit of astroturf to brighten it up a little bit?

    A few bottles of shampoo etc wont put a buyer off, but not being able to imagine their family living there will ... you need to get rid of the superfluous pictures (too many of the bedrooms, none of the dining area - essential for a family!) and also show that one of the rooms on the first floor could be used as a double (some parents don't like the idea of the children on a different floor, esp if they are young)
    Do you have 4 children, or do you have 2 children each with bunks?
    If possible, could you (even for the photos!) split the bunks & put them as twin beds, or pushed together as a double with your duvet over them? The bunks make the rooms look small - as if you are trying to maximise space in the rooms when actually they are quite large rooms!

    For me, I don't think the garden is really a family garden & will put some people off, and I think your living room is a bit too niche - I like a fireplace & you don't seem to have one, but maybe a fluffy rug & a little less black in there would help it feel a bit more cozy?

    From a buyers perspective, I use the measurements as a way of 'comparing' to what I have now.

    However, if someone was just starting to look, or didn't have anything to compare to, measurements are useless. That's why a floor plan is needed. And an estate agent to work hard for you to get viewings!

  • Well blow me, because there was an energy certificate already knocking around, apparently this is why no floor plans were done (guess the energy rating guy also does the floor plans!) so now they want to charge me (don't know how much yet) to get them done!!!

    They can't change where the map points either in map or street view so it's going to be imperative that they change the wording on the description to make it clear what type of a road it's on.

    EAs will often throw in a floorplan when they want your business. Unfortunately they've already been instructed so won't really want to give you something for nothing.

    All you can do is give notice as soon as you're able. Bet they offer to throw one in then if they know that's part of your reason for changing.

    I've had a good look and your house is beautiful :) It's very modern, light and airy. Ok so your sofa's aren't the 'sink in the middle' type that I like to sit on but they're your sofa's so wouldn't be there if I moved in.

    One thing that really would put me off is having the master bedroom on a different floor to the other 2 bedrooms. I moved in June because we had a house set out like this and it was VERY difficult with our lo at night. If he woke up at 3am I found traipsing up and down stairs awful. I know there is nothing you can do about the layout but perhaps this is putting young families off?

    The size would put me off. It looks far to narrow from the front and doesn't have curb appeal for me. The car next door seems to cover the whole front of the house and not leave a path to the door.

    I think the presentation is fine. I hate the wallpaper but it wouldn't put me off. It just looks tiny to me.
