  • A colleague of mine had a tenant with no pets who lost her job.
    Her solution? Breed puppies in the property. It didn't end well. The place stank and some doors were chewed completely through.

    That said, I'm a new landlord. Our tenants seem really good, but they have two small dogs. The tenants have a young child and so work alternating shifts, meaning that someone is at home most of the time, and have told me that they will keep the dogs in a large cage (which they're used to) for the odd times that someone isn't there.
    It's a bit of a calculated risk so we upped the deposit. The tenant wanted us to 'meet' the dogs and they seemed well behaved.
    Time will tell I guess. :)

    I agree with meeting people and asking them how they plan on treating the pets, how long they'd be alone etc.
  • ah well went to view another property in the same area last night. it has a gravelled garden, we want grass, and a carpet from the 70's (1870's or 1970's could be either). but i had a gut feeling we should view it. explained to landlady (woman in her 70's maybe 80's but totally with it, and her duaghter was present who agreed), that we ideally wanted a long term rental but were concerned about the garden. her reponse, if you live here its your home, if you want to turf the garden you can turf the garden, if you want to change the carpets you can change the carpets, and your pets are not an issue. its a bigger, nicer house with a conservatory for £45 a month more, that backs onto fields not a road, guess it was meant to be. spent 30 mins after the viewing talking to the landlady/her daughter and son in law, just really got on and they were virtually pleading with us to take it on saying we were the best suited people they had had round based on what they wanted from a tenant, even offered to have some shrubs etc cut down to help with parking when they realised we would be parking 1 of our cars at a relatives (have a car each plus company car). looks like a good result!

    Hmm. It sounds OK, until you've spent out on recarpeting and tarting up the garden - then the old dear dies and her executors want you out at the end of your tenancy so they can sell the house and wind up the estate :(
  • dont think that'll happen, they were very genuine people and i am 100% confident i can trust them. the only carpet we want to change will cost circa £300, the garden i will do myself so minimal spend, on a 250k+ house i dont think they will do all that for a few hundred quid. the daughter who was there is her only child and her and her husband are clearly very affluent based on where they live, genuinely think ive found a great landlord and hope it will be a good move
