I had a tenant with 2 cats. Tenant agreed to pay for any damage and have the carpets cleaned at their expense at the end of the tenancy.
Tenant lost job. Cats got old and doubly incontinent.
Landlord left with £1500 bill for replacements for doors and carpets.
No pets allowed.

Lets not make this some animal rights thing in the thread please, this has nothing to do with animals in cages, and will lead to arguments.
I can understand a landlord not wanting animals after a bad experience, but it saddens me that some people not looking after their animals means that people like me, who look after both the house and animals, can't get a nice house, and have to suffer with a crappy landlord or something else.0 -
I know 2 couples who have viewings booked on this property. 1 has a dog and isn't going to tell the landlord. the other has a cat, plans not to say anything and is a heavy smoker. I hope one of those 2 gets it! I am going to look elsewhere, if the landlord is that petty then I am glad not to be lining their pockets0

Problem with lying is not knowing how well the landlord gets on with the people next door, one offhand comment, and you're out, because you lied.0

My LL didn't bother protecting my deposit though... She's a friend though and I knew I'd never be seeing it again so not going to kick up a stink.

That's not only ridiculous but also illegal. Don't mix friends and business: if you're going to rent from a friend, you're her tenant and she does thing properly, you have to separate the relationships.0 -

It's only illegal if I report it. And I'm not going to! I have a cushy deal here, my rent is super reasonable (probs £100pm less than the market rate). If you check my other threads I'm moving next month anyway

I rent a house and have a strict no pets policy. A couple of years ago some tenants not long into their tenancy gave me a sob story about friend who was abondoning their dog blah blah blah.

Why? Because you don't trust your friend (some friend in that case) or because you knew that your rabbit (and/or yourself) would cause damage to more than the value of the deposit? Sounds as if the latter is true since you said in an earlier post that you're going to leave her "some" additional money out of the goodness of your heart. How much - enough to cover making good all the damage?0 -
The problem is that many landlords have been burned by tenants who keep pets and allow them to do damage that the tenant then doesn't/can't cover at the end of the tenancy. Animals can cause thousands of pounds of damage. Once the deposit is exhausted the only option is to sue.I just wouldnt tell them.
As long as the rent is paid and house returned in the same condition, what I choose to do in the property is my business.
I'm an animal lover but if I was a landlord I'd start with a "no pets" policy to be reviewed on a case-by-case basis I'm afraid. And if a tenant lied to me about their pet, they would not have their AST renewed.0
